Overall Purpose of the Role:
To lead and manage the Hard Services maintenance team in Dubai, ensuring the safe, compliant, and efficient operation of all MEP (Mechanical, Electrical, Plumbing), civil, and building fabric assets. The role is critical in delivering high standards of planned and reactive maintenance in line with Dubai's strict regulations and achieving maximum client satisfaction.
Key Responsibilities:

• Team Leadership & Management: Lead, mentor, and schedule a multi-disciplinary team of technicians. Conduct performance reviews, identify training needs, and ensure the team adheres to company policies and UAE labor laws.
• Workload Planning & Scheduling: Oversee the planning and scheduling of all Planned Preventive Maintenance (PPM), reactive maintenance, and minor projects using the CMMS. Ensure all tasks are completed within agreed SLAs and KPI targets.
• Technical Guidance & Compliance: Provide expert technical support. Ensure all work complies with Dubai Municipality regulations, DEWA (Dubai Electricity and Water Authority) standards, Civil Defence codes, and international HSE best practices. Conduct regular site safety inspections and toolbox talks.
• Vendor & Contract Management: Manage and monitor third-party contractors and suppliers, ensuring their work meets quality, safety, and contractual obligations.
• Reporting & Administration: Manage the CMMS (e.g., SAP, Maximo) to ensure accurate work order completion, inventory control, and generation of performance reports for the Facilities Manager. Maintain all statutory compliance records.
• Client Liaison: Act as the primary technical point of contact for the client on-site, managing expectations and building a strong professional relationship.
• Budget Control: Assist in managing the hard services budget, controlling costs for labor, materials, and subcontractors.

Person Specification:

• Qualifications: Bachelor's degree in Mechanical or Electrical Engineering or a related field is preferred. A recognized technical apprenticeship or equivalent. IOSH or NEBOSH certification is highly advantageous.
• Experience: Minimum of 8 years of experience in facilities maintenance, with at least 3 years in a supervisory role within the UAE, preferably in Dubai. Proven experience with high-rise buildings, commercial complexes, or hotels is essential.
• Skills: Strong leadership and communication skills. In-depth knowledge of Dubai regulations (DM, DEWA, Civil Defence). Proficient in CMMS software. Fluent in English (Arabic is a plus). Valid UAE driving license is required.
