Kennedy Property is a full-service real estate company operating across Dubai and Abu Dhabi. We have been managing a short-term rental property portfolio in the UAE for over 10 years and were the first company to receive the license to operate short term rentals in both Dubai and Abu Dhabi. We are searching for an enthusiastic Sales Manager to help to grow our business and provide new and creative ideas to help achieve our goals. This is a dual role which involves the leasing of properties in our portfolio and the onboarding of new properties to the portfolio.
SALES:
1.
Pricing Analysis:
Reviewing competitive pricing in the market to ensure the vacant units in your assigned property portfolio are priced well to generate sufficient leads.
2.
Qualification:
Understanding which leads can be converted quickly and which will require more time based on the quality of the questions the customers are asked during the initial interactions.
3.
Viewings:
Coordinating with our operations team to ensure properties are well presented prior to viewings and managing your schedule to ensure you are well prepared and punctual. Knowledge of every positive and negative aspect of the properties and the viewing process should be carefully planned. Sales managers should have digital capabilities to conduct virtual viewings using 3D Tours, Video Tours or Video calling.
4.
Closing:
Using the best sales techniques to motivate and convert prospects ensuring that they do not miss out on the property.
5.
Extension Collection:
Quickly building out a portfolio of month-to-month leases and being well organised around extension collection timings and payment methods to ensure there are no delayed payments.
BUSINESS DEVELOPMENT:
1.
Marketing:
Overseeing the marketing of our service to potential property owners
2.
Prospecting: and Pitching
Sourcing, identifying and making contact with prospective landlords. Presenting our service and having landlords sign our property management agreement letter.
3.
Onboarding:
Preparing newly signed properties by overseeing activities such as apartment furnishing to meet Kennedy Towers furnishing and hospitality standards, utility connections and property marketing. Work collaboratively with other team members and designers to ensure a consistent, integrated brand perception and visual identity.
4.
Customer Relationship Management:
Ongoing landlord liaison with regards to booking updates and revenue performance.
5.
B2B Networking:
Liaison with third party landlord referrals - real estate agencies, housing service providers etc. - as a source of new business.
REQUIREMENTS:
A positive attitude is essential. We are looking for an enthusiastic individual who is solution focused and is excited about the opportunities available to them in this position.
A minimum of 2 year's experience working for a real estate brokerage in a sales or leasing role is preferred.
Digital competence and experience using different CRM tools (Salesforce or Hubspot preferred) and property management systems
A broad network of property owner contacts who would be open to the short-term rental leasing model is preferable.
Strong organisational skills, communication skills (Verbal and Non Verbal), good team working skills and a positive/creative attitude is essential
Ability to multi-task and take initiative
A Bachelor's degree certificate and a UAE driving license are required.
SALARY:
This position offers an exciting opportunity for multiple streams of income:
A competitive basic salary based on your experience.
A sales commission for each new property booking and booking extensions
A listing fee for each signed and onboarded property.
A client retention fee for each client retained
