Multi Technician (The Swiss Army Knife of Maintenance)
Forget the title "Jack of All Trades." We need a "Master of Adaptation." This is not a helper position; it's the central nervous system of our property operations.
The Desperate Reality:
We manage multiple properties, and every day is a new puzzle. A plumbing leak floods a mechanical room, a door is kicked in by a tenant, and a garbage disposal seizes--all before lunch. We don't have time to call five different specialists. We need one incredibly capable person to be the hero.
Core Mission: To be the single point of contact for a wide array of maintenance emergencies and preventative tasks, solving problems efficiently with broad skill and a calm demeanor.
Detailed, Gritty Responsibilities:

• Triage incoming work orders based on urgency (safety issues, water leaks, tenant comfort) and execute solutions with minimal supervision.
• Demonstrate true versatility: repair a drywall patch in the morning, troubleshoot a faulty water heater thermostat after lunch, and replace a broken lock assembly before leaving.
• Perform detailed preventative maintenance (PM) checks on a vast range of equipment--from pool pumps and gate motors to appliance diagnostics--and document everything with photos and notes.
• Source materials wisely, knowing when a repair is cost-effective and when a full replacement is the smarter long-term investment for the owner.
• Interface directly with tenants and property managers, providing professional updates and demonstrating a can-do attitude that builds immense trust.
