About the Role

We are seeking an experienced

Feasibility Studies Expert

to support real estate development projects in Dubai and across the UAE. The ideal candidate will have a proven track record in conducting comprehensive feasibility studies, financial modeling, and market assessments within the UAE's real estate sector. This role is best suited for someone who can work independently and deliver high-quality insights to guide investment and development decisions.

Key Responsibilities

Conduct full

real estate feasibility studies

covering financial, technical, and market aspects. Perform

market research & demand analysis

specific to the UAE real estate market. Develop

financial models

, including IRR, ROI, NPV, and cash flow projections. Assess

highest and best use (HBU)

for land and property developments. Prepare

detailed reports & presentations

for investors, developers, and stakeholders. Provide

benchmarking and competitive analysis

of comparable projects. Advise on

risk factors, sensitivity analysis

, and market trends impacting feasibility. Work independently and deliver studies within defined timelines.

Qualifications & Experience

Minimum 5-7 years of experience

in real estate feasibility studies, preferably in Dubai/UAE. Strong background in

financial modeling, market analysis, and project evaluation

. Familiarity with UAE

real estate regulations, RERA requirements

, and market dynamics. Proven ability to work independently on multiple assignments. Advanced proficiency in

Excel, financial modeling tools, and market research techniques

. Excellent report writing and presentation skills in English (Arabic is a plus). Bachelor's degree in

Finance, Real Estate, Economics, or related field

(Master's is an advantage).

Preferred Candidate

Freelance professional or consultant with availability to work on

project-by-project basis

. Must be able to

provide samples of previous feasibility studies

conducted in the UAE. Self-driven, detail-oriented, and capable of handling

end-to-end project feasibility
