Position Overview
Al-Futtaim Group Real Estate is seeking an experienced Commercial Manager to oversee contractual, procurement, and cost management functions across major construction and development projects. The role involves ensuring commercial efficiency, managing risk, leading a team of surveyors, and driving value throughout the project lifecycle-from inception to completion. Key Responsibilities

  • Provide commercial and contractual advice to internal clients to minimize project risks and maximize investment value.
  • Lead cost planning, estimation, procurement, tendering, and post-contract administration activities.
  • Prepare and review feasibility studies, RFPs, and tender documents in collaboration with project teams.
  • Negotiate and finalize consultant and contractor agreements in alignment with group legal standards.
  • Administer claims and disputes, ensuring compliance with contractual requirements and timelines.
  • Oversee pre- and post-contract quantity surveying functions, including valuations, payment certification, and final account settlement.
  • Monitor budgets, costs, and project risks, producing regular reports for senior management.
  • Manage insurance policies for ongoing construction works and ensure appropriate risk mitigation.
  • Lead, coach, and develop the commercial team to achieve departmental objectives.
  • Review and enhance commercial procedures and internal approval processes for efficiency.
  • Serve as the key liaison between project stakeholders, procurement, and contractors to maintain quality and client satisfaction.
Ideal Profile
  • Bachelor's degree in Quantity Surveying, Construction Management, or a related field.
  • 10+ years of experience in commercial and contract management, preferably with client, contractor, or PQS firms.
  • Proven track record managing commercial aspects of large-scale projects across residential, retail, and hospitality sectors.
  • Deep understanding of FIDIC contract conditions and UAE construction law.
  • Excellent negotiation, analytical, and stakeholder management skills.
  • Strong leadership and communication abilities with experience mentoring teams.
  • Proficient in cost reporting tools and MS Office suite.
