Position Overview
Al-Futtaim Group Real Estate is seeking an experienced Senior Commercial Manager to oversee the commercial, contractual, and procurement aspects of major development projects. The role involves leading a team of commercial professionals to deliver projects efficiently, on time, and within budget. Key Responsibilities

• Provide strategic commercial and contractual advice to minimize risk and maximize project value.
• Manage the full project commercial lifecycle, including feasibility studies, procurement, cost estimation, and post-contract administration.
• Oversee the preparation of RFPs, tenders, and final bid recommendations in line with company policies.
• Adapt and manage consultant and contractor agreements in collaboration with the Group Legal team.
• Lead the tendering process, ensuring procurement is executed in compliance with time, cost, and quality standards.
• Oversee pre- and post-contract quantity surveying services, including cost control, monthly valuations, and final account settlements.
• Develop and maintain project cost databases, budgets, and risk registers.
• Manage claims, variations, and disputes in accordance with contractual requirements, particularly FIDIC forms of contract.
• Ensure project insurance and compliance documentation are in place and properly monitored.
• Lead, mentor, and motivate commercial staff, identifying training needs and ensuring adherence to group procedures.
• Streamline processes for contract administration, reporting, and procurement efficiency.
• Prepare management reports including Requests for Approval (RFA), Budget Control Processes (BCP), and monthly portfolio cost updates.

Ideal Profile

• Bachelor's degree in Quantity Surveying, Construction Management, or a related discipline.
• 10-15 years of commercial management experience in major construction sectors such as infrastructure, retail, residential, high-rise, or hospitality.
• Proven expertise in managing complex projects within client, contractor, or PQS environments.
• Strong working knowledge of FIDIC contracts and UAE construction industry standards.
• Demonstrated ability in risk assessment, contract negotiation, and dispute resolution.
• Exceptional leadership and communication skills, capable of leading cross-functional teams.
• Proficiency in MS Office, Project Management software, and commercial reporting tools.
• Strong analytical, organizational, and negotiation capabilities.
