**Facilities Manager - Real Estate Operations - Al-Futtaim Dubai**
**Role Summary**
Al-Futtaim Group Real Estate is looking for a Facilities Manager to oversee the strategic and day-to-day operations of its Dubai Festival City residential and commercial portfolio. This role is key to ensuring asset longevity, cost-efficient maintenance, and tenant satisfaction through world-class facility management practices. The right candidate will bring a blend of engineering expertise, leadership acumen, and experience in managing hard and soft services in the UAE.

**What You'll Do**

• Lead all facets of facility operations including asset management, vendor coordination, compliance, and sustainability
• Implement strategic facilities management practices across commercial and residential assets to ensure safety, performance, and customer satisfaction
• Oversee maintenance planning, including hard and soft services, preventive maintenance programs, and capital projects
• Manage service-level agreements, contracts, and vendor performance, ensuring cost-effective delivery of services
• Ensure full compliance with UAE HSE regulations, and conduct audits and inspections for continuous improvement
• Prepare and manage budgets for maintenance, operations, and capital expenditures
• Support emergency preparedness and crisis response initiatives across the property portfolio
• Report operational KPIs, performance benchmarks, cost variances, and improvement opportunities to senior leadership
• Promote sustainable practices and energy-efficient initiatives across all facilities
• Guide a cross-functional team of engineers, technicians, and service providers while driving collaboration with other departments

**Ideal Profile**

• Bachelor's degree in Mechanical or Electrical Engineering; Master's in Business or Facility Management is a plus
• Certified member of IFMA, IWFM, or MRICS
• 10+ years of facility management experience in the UAE, ideally within large-scale mixed-use developments
• Solid expertise in contract/vendor management, HSE compliance, asset lifecycle planning, and CAPEX project delivery
• Strong leadership skills with a strategic mindset and problem-solving ability
• Familiarity with CMMS, BMS, and digital FM tools for reporting, asset tracking, and predictive maintenance
• Excellent communication and stakeholder engagement skills
