Facilities Maintenance (FM) Supervisor
Reports To: Chief Engineer / Property Manager
Supervises: Maintenance Technicians, Groundskeepers, Pool Technicians
Job Purpose:
To oversee and manage the daily operations of the property's maintenance department. The FM Supervisor ensures all mechanical, electrical, and plumbing systems are operating optimally, manages repairs and renovations, and leads a team to provide a safe, functional, and well-maintained environment for guests and staff.
Key Responsibilities:

• Team Leadership: Schedule, assign, and supervise the work of the maintenance team. Provide training, coaching, and performance evaluations.
• Preventive Maintenance: Develop and implement a comprehensive preventive maintenance program for all equipment, including HVAC, plumbing, electrical, and pool systems.
• Repairs & Troubleshooting: Diagnose and perform repairs (or manage vendors for repairs) on a wide range of building systems and equipment. Respond promptly to urgent maintenance issues.
• Inventory & Budgeting: Manage inventory of tools, equipment, and supplies. Assist in preparing the annual maintenance budget and operate within its constraints.
• Safety & Compliance: Ensure all work is performed in accordance with safety standards and regulations (OSHA, local codes). Conduct regular safety inspections.
• Guest Satisfaction: Respond to guest maintenance requests in a timely and professional manner to ensure a high level of guest satisfaction.
• Project Management: Oversee and coordinate small renovation projects, contractor work, and capital improvements.

Qualifications:

• High school diploma or equivalent; technical training or certifications (e.g., CPO, HVAC, Electrical) highly preferred.
• Minimum of 3-5 years of experience in building maintenance, with at least 2 years in a supervisory role.
• Strong knowledge of HVAC, electrical, plumbing, and carpentry.
• Excellent leadership, communication, and problem-solving skills.
• Ability to read blueprints and technical manuals.
