Ensure timely processing of all work orders and monitor on-time completion
Responsible for the preparation, implementation, and monitoring of all preventive maintenance schedules and performing the day to day corrective maintenance
Reviewing maintenance strategies (PPM and CM) that will ensure the facility is maintained and operated to optimum efficiency.
Providing solutions & techniques for faulty systems and operational errors and implementation of a procedure for corrective actions, modification and plan for replacements, refurbishment, and new installation to maintain quality standards
Leading the Electrical, Mechanical, HVAC and ELV team of Supervisor, Foreman, and technicians to control & manage operations and making a smooth flow for all the maintenance works
Follow up with procurement for pending materials and tools requests.
Making incident reports, weekly site reports, monthly reports to submit to the Project manager and client
Developing consistently the customer experience and understanding of client requirements. Participating in continuity planning, emergency planning, and evacuation drills.
To Perform monthly property inspections to identify areas items, equipment, materials in need of repair, replacement or upgrade
To Manage sub-contractors ensuring services are delivered in accordance with the Scope and agreed time frame
Negotiation with subcontractors for the suitable pricing of equipment.
Managing budgets and ensuring cost-effectiveness. Preparing the costing and supporting the technical and estimation team for new tenders/bidding.
Utilization of different reliability and testing strategies in plants to maintain and improve the operation's profitability
Doing the daily check of Chillers, AHU, FCU, and other HVAC systems, FA/FF systems, and rectifying if any faults are found also reporting the sub-contractors for the system, which are under AMC.
