The Senior QA Manager is a senior leadership role tasked with governing and maintaining the Group's Quality Management System (QMS) across all development, construction, and customer-facing entities. Reporting directly to the Corporate Quality & Sustainability Director, this position operates at the group level and is pivotal in establishing quality as a strategic organizational pillar. The Senior QA Manager drives alignment between in-house design, supervision consultants, project delivery teams, and CRM departments, ensuring that quality requirements are built into every phase of the asset lifecycle. This role demands a strong background in real estate and construction quality governance, hands-on knowledge of ISO 9001, and demonstrated leadership in implementing modern quality management tools.
Key Responsibilities:
Oversee the design, deployment, and maintenance of a comprehensive ISO 9001:2015-compliant QMS across all verticals (Design, Contracting, Customer Management).
Review and approve project-specific QA Plans in coordination with development, technical, and project management teams.
Conduct internal and supplier audits, ensuring audit compliance and timely closure of findings with root cause analysis and preventive actions.
Evaluate supervision consultants' QA performance, reporting inconsistencies and systemic issues to the Corporate Quality Director.
Manage the QMS documentation lifecycle, ensuring all manuals, processes, procedures, and forms are reviewed, updated, and version controlled.
Lead continuous improvement initiatives and deploy modern quality tools such as Six Sigma methodologies, Pareto Analysis, FMEA, and Quality Function Deployment (QFD).
Maintain liaison with third-party ISO certification bodies for surveillance and re-certification audits.
Ensure cross-functional alignment between the QA, QC, and Sustainability wings.
Organize training and knowledge-transfer sessions to embed a quality-first culture across the organization.
Participate in design review meetings to ensure constructability, maintainability, and regulatory compliance are considered from the outset.
Support the development of corporate-wide dashboards and scorecards reflecting real-time audit and compliance status.
Qualifications and Experience:
Bachelor's degree in Civil Engineering or equivalent
Minimum 15 years of progressive experience in quality assurance roles, including at least 5 years in a corporate QA leadership position within large-scale developments.
ISO 9001:2015 Lead Auditor Certification
Strong background in integrated real estate delivery systems, design QA, and large mixed-use project ts.
Demonstrated expertise in QMS digitalization and the use of tools such as BIM 360, Power BI, Zutec, or equivalent QA data platforms.
Multicultural exposure with ability to navigate regional regulatory variations and cross-functional environments.
