Role Overview

The Senior Estimator - Joinery / Fit-Out is responsible for preparing accurate and competitive cost estimates for bespoke joinery and interior fit-out projects across commercial, residential, hospitality, and mixed-use sectors. The role requires strong technical knowledge of joinery manufacturing, site installation, and fit-out sequencing, combined with commercial acumen to support successful tender submissions and negotiated projects.

The Senior Estimator will work closely with project managers, design teams, procurement, and subcontractors to ensure pricing accuracy, risk management, and value optimisation throughout the pre-construction phase.

Key ResponsibilitiesEstimating & Cost Planning

Prepare detailed cost estimates, bills of quantities, and pricing breakdowns for joinery and fit-out works. Analyse drawings, specifications, schedules, and tender documentation to identify scope, risks, and opportunities. Develop accurate material, labour, plant, and subcontractor allowances based on current market rates. Produce value engineering options and alternative solutions where appropriate. Ensure estimates reflect manufacturing methods, installation constraints, and programme requirements.
Tender Management

Manage the full estimating process from initial enquiry through to tender submission. Prepare and issue RFQs to suppliers and subcontractors; analyse returns and negotiate pricing. Attend tender interviews and contribute to bid strategy and clarifications. Maintain clear tender documentation, qualifications, exclusions, and assumptions.
Commercial & Risk Control

Identify commercial risks and opportunities and incorporate appropriate allowances. Review contract terms and contribute to risk assessments during tender stage. Support handover of successful tenders to the project delivery team. Assist with post-tender negotiations and cost reconciliation.
Collaboration & Leadership

Liaise closely with design, production, and site teams to validate buildability and methodology. Mentor and support junior estimators where required. Contribute to continuous improvement of estimating systems, databases, and procedures.
Market & Cost Intelligence

Maintain up-to-date knowledge of materials, suppliers, labour rates, and market trends. Develop and maintain a reliable cost database for joinery and fit-out works.
Required Skills & ExperienceEssential

Proven experience as a Senior Estimator (or Estimator ready to step up) within joinery, interiors, or fit-out contracting. Strong understanding of bespoke joinery manufacturing processes and site installation. Ability to read and interpret architectural and interior design drawings. High level of accuracy, attention to detail, and commercial awareness. Experience with estimating software and Microsoft Excel. Strong communication and negotiation skills.
Desirable

Relevant qualification in Construction Management, Quantity Surveying, or Carpentry & Joinery. Experience with high-end commercial or luxury residential fit-out projects. Knowledge of contract forms commonly used in fit-out projects. Experience mentoring junior staff.
