Property Management Specialist

Role Overview
As Property Management Specialist, you will be responsible for the comprehensive management of residential, commercial, and mixed-use properties in Abu Dhabi. You will act as the primary contact for tenants, landlords, and service providers while also contributing to the acquisition of new clients and maintaining loyalty among existing ones -- including international property owners.
Key Responsibilities
Oversee daily operations of managed properties, ensuring tenant satisfaction and operational efficiency.
Draft, manage, and renew tenancy contracts via TAMM and ADGM platforms, adhering to Abu Dhabi rental regulations.
Utilize the Abu Dhabi sales and rental Index to negotiate sales processes and lease renewals and optimize rental yields.
Act as the main point of contact for tenant communications, inquiries, concerns, and disputes.
Manage tenant onboarding and move-outs, ensuring inspections, documentation, and unit readiness.
Track rent payments, follow up on overdue accounts, apply penalties, and coordinate collections as necessary.
Collaborate with legal advisors on lease violations and eviction processes.
Organize and oversee maintenance, repairs, safety checks, and compliance upgrades.
Manage vendor and service provider contracts (e.g., maintenance, cleaning, security).
Proactively acquire new management contracts by signing landlords and expanding the managed property portfolio.
Support onboarding and management of international clients' portfolios, ensuring seamless communication and service.
Maintain client engagement and loyalty by tracking and celebrating key events such as birthdays, anniversaries, and milestones.
Utilize CRM systems to manage property data, client interactions, follow-ups, and service records.
Requirements
Minimum 3 years of property management experience in Abu Dhabi.
Strong knowledge of Abu Dhabi tenancy laws and hands-on experience with TAMM and ADGM platforms.
Proven ability to acquire and grow property portfolios.
Experience using CRM systems for client and workflow management.
Excellent interpersonal and organizational skills; ability to multitask in a fast-paced environment.
High attention to detail in legal, financial, and administrative documentation.
Fluency in English is required; Arabic is a plus.
UAE driving license is a MUST.
