:

A newly established real estate and property brokerage company is recruiting an operations manager having 3-5 years of UAE experience to support their holiday homes division.

• Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
• Establish rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.

• Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.

• Complete tenant contracts by negotiating leases and collecting security deposit.

• Collect rent and other property fees from tenants and individual owners.

• Pay property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs.

• Report the property\xe2\x80\x99s financial status, occupancy and expiring leases to property owners.

• Meet potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws.

• Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.

• Maintain the property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services.

• Enforce occupancy policies and procedures by confronting violators.

• Prepare reports by collecting, analyzing, and summarizing data and trends.

• Accomplish organizational goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
