Establish rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
Complete tenant contracts by negotiating leases and collecting security deposit.
Collect rent and other property fees from tenants and individual owners.
Pay property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs.
Report the property\xe2\x80\x99s financial status, occupancy and expiring leases to property owners.
Meet potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws.
Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
Maintain the property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services.
Enforce occupancy policies and procedures by confronting violators.
Prepare reports by collecting, analyzing, and summarizing data and trends.
Accomplish organizational goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
