Job Purpose:

Responsible for the planned preventative and corrective maintenance within Snow Oman by managing the subcontractor contracted to execute these tasks.

Job Details - Key Responsibilities and Accountabilities:

Provide input in to the head of Operations by way of establishing a general maintenance program that mitigates any break-down, ensures require PPM has been executed on time and meet a set of maintenance KPI's set to ensure Snow Oman operates to the highest possible standards. Preparing documents to put out tenders for contractors Manage the subcontracted companies that execute Snow Oman cleaning, maintenance, pest control and other related tasks to the role. Prepare and consolidate an annual budget to support the program and manage this according to industry best practices calculating and comparing costs for required goods or services to achieve maximum value for money Ensure that all aspects of the business unit are supported by way of solid service level agreements and maintenance contracts that support a 365 days a year operation, assuring minimal down time of any facilities managing and leading change to ensure minimum disruption to core activities; Create dedicated SOPs to support both operations and maintenance with respect to daily operating schedules monthly checks etc. directing and planning essential central services such as reception, security, maintenance, mail, archiving, cleaning, catering, waste disposal and recycling; Link in to industry developments in order to propose/implement new innovations to reduce operating costs and stream line personnel costs Ensure all relevant personnel and outsourced personnel have the appropriate training to conduct their duties, particularly in respect to mechanical and vertical transport systems. Track and maximize utilities efficiencies, understanding all out puts and provide a system to monitor and ultimately reduce costs Have a constant link with MAF L&E Safety and Facilities manager to provide robust FM policies and procedures to ensure the business's protection. Control, manage and oversee any and all projects within Snow Oman premises executed by the FM subcontractor or contractors directly contracted by Snow Oman Audit all maintenance records submitted by the maintenance subcontractor and have audit programs in place by third parties that are required as per MAF, local or international standards. Audit all cleaning records submitted by the cleaning contractor and control use of correct chemicals and products to meet the required cleanliness standards at the lowest costs. ensuring the building meets health and safety requirements checking that agreed work by staff or contractors has been completed satisfactorily and following up on any deficiencies; coordinating and leading one or more teams to cover various areas of responsibility; using performance management techniques to monitor and demonstrate achievement of agreed service levels and to lead on improvement; Responding appropriately to emergencies or urgent issues as they arise.

Measure of Success - Illustrative KPIs:

To control a yearly Maintenance/repair budget of approximately 10 MAED A yearly Utilities budget of 7 MAED A yearly Cleaning budget of 1,4MAED

Personal Characteristics and Required Background:

Skillset (job specific technical skills and behavioral competencies needed) The ability to write and create site specific maintenance programs that link to specific SOPs A detailed knowledge of health and safety and facilities management. Should pose a detailed knowledge of typical mountain/snow based equipment, such as lifts, snow-grooming equipment, snowmaking and cooling systems. The ability to lead a team of personnel both internal and external Contractor management and controls

Minimum experience Experience in Snow based facility management is a must, as is service delivery at management level

Minimum Qualifications/education Bachelor's Degree in any discipline
