Job Description

Key Responsibilities:



A. Residential Client Advisory & Search Strategy



Act as a real estate advisor and advocate for clients (families, executives, expatriates) seeking residential rentals. Understand client preferences including location, budget, property type, lifestyle requirements, commute needs, and school proximity. Develop personalized leasing strategies based on current inventory and market dynamics.

B. Demand-Side Business Development



Build a strong pipeline of leasing clients through digital platforms, referrals, relocation partners, and HR departments of corporates. Foster long-term relationships with tenant clients and provide value-added advisory services. Represent clients in landlord negotiations, ensuring favourable lease terms and conditions.

C. Property Scouting & Recommendations



Shortlist residential options from both internal listings and external broker networks. Conduct due diligence on pricing, property condition, landlord profile, maintenance history, and community standards. Present selected property portfolios with neighbourhood insights, floor plans, cost comparisons, and lifestyle fit analysis.

D. Lease Negotiation & Execution



Lead end-to-end negotiation for terms such as rental amount, payment schedules, deposits, furnishing, maintenance clauses, and exit flexibility. Coordinate with landlords and property managers for viewings, documentation, and finalization. Support clients in registration processes (Ejari), tenancy contract verification, and move-in procedures.

3. Operational & Leadership Responsibilities



A. Team Management & Training



Build and supervise a team of residential leasing agents, property advisors, and site visit coordinators. Provide ongoing training in client handling, Dubai rental laws, customer service, and CRM usage. Monitor team KPIs, pipeline progress, and customer satisfaction.

B. Process Implementation & Compliance



Establish standard workflows for lead qualification, property recommendations, feedback collection, and leasing closure. Ensure all client documentation complies with RERA and Dubai Land Department (DLD) regulations. Implement CRM tracking of each client's journey from inquiry to lease signing.

4. Reporting & Market Intelligence



A. Market Research & Competitive Analysis



Stay abreast of rental trends, supply fluctuations, and pricing benchmarks in communities like Downtown, Dubai Marina, JVC, Arabian Ranches, etc. Analyse seasonal demand changes, price shifts, and landlord behaviour patterns. Share insights with leadership and the sales team to refine strategies.

B. Reporting & Client Retention



Present weekly/monthly performance reports on lead flow, closure rates, and revenue contribution. Monitor and improve customer satisfaction and create a loyalty program to encourage renewals and referrals

Qualifications: Graduate in any Discipline

Will be based out of Monarch Properties LLC - UAE Office.

Fluency in

English.



Strong Interpersonal Relations, Networking & Convincing Skills

In-depth understanding of Dubai's residential leasing market. Exceptional client-facing, advisory, and negotiation skills. Team leadership with a focus on customer experience and operational excellence. Knowledge of community developments, residential projects, and landlord expectations. Familiarity with RERA regulations, Ejari registration, and tenancy contract law.
