Prepare Contracts for Commercial properties - New/Renewals
Review the commercial contracts
Negotiate the price with the tenants - New/Renewals
Contact the tenants' due for renewal and issue renewal notices
Prepare renewal contracts and ensure that Lease Renewals are dispatched in timely fashion
Receive rental cheques and review to ensure accuracy of data; Receive cheques payments from tenants
Ensure that documents required are completed (Booking Form, Tenant Information, Valid Passport Copy with Visa Page Residence, Emirates ID, Trade license copy for Corporate Booking, Power of Attorney for Authorize Signatory, as well as company occupant's documents)
Responsible for move out process of non-renewal and early termination leases
Prepare rental receipts on the System Follow up return/bounce cheques
Review cheques once received from tenants; Follow up on pending documents/payments from tenants
Updating occupancy and vacancy reports on monthly basis
Prepare NOC letters for the tenants relating to sign boards, interior work, DEWA;
Prepare and distribute correspondence such as memos and letters
Ability to be resourceful and proactive when issues arise
Monitor key register of all the rental properties
Coordinate with finance departments regarding cheque deferral/ cheque replacement/ cheques clearance/ refund statements
Professional attitude and appearance
Coordinate with operations department regarding vacant units status /building layouts
Prepare monthly reports
Educational Qualification
Preferably a graduate
Work Experience
At least 3 - 5 years' experience in Commercial leasing in the UAE
Competencies
Good communication skills both verbal and written
Organized with attention to detail
Multitasking and time-management skills, with the ability to prioritize tasks
High level of customer service orientation
Good Negotiation skills
Yardi System knowledge preferred
Languages
Strong written and verbal communication skills in English
