The Handover Department Engineer is responsible for ensuring a smooth and professional transition of completed residential or commercial units from the project team to the end user or owner. This role acts as a liaison between the developer, project team, facilities management, and end users to ensure all technical, administrative, and quality assurance requirements are fulfilled before and during the handover.
Key Responsibilities:
Handover Coordination:
Collaborate with project and site teams to ensure units are ready for handover as per agreed timelines and standards.
Coordinate with the developer to ensure all prerequisites for handover are met and documented.
Documentation Review:
Analyze and verify all handover-related documents including warranties, compliance certificates, user manuals, and as-built drawings.
Ensure completeness and accuracy of documentation for internal record and customer issuance.
Home Orientation & Client Interaction:
Conduct orientation sessions for unit owners to guide them through key unit features, systems, and operational guidance.
Serve as the point of contact during initial handover for client queries and feedback.
Snagging and Inspection:
Perform thorough inspections (snagging) of units before handover.
Document all defects and follow up with the project or contractor team for timely rectification.
Defects Liability Period (DLP) Management:
Monitor and track DLP issues raised by owners or identified internally.
Coordinate rectification with contractors and ensure closeout with proper documentation.
Handover Clearance & Reporting:
Work closely with internal departments (finance, legal, FM) to ensure unit clearance (NOCs, payments, service charges).
Maintain logs and reports of handover status, issues, and DLP activities.
Qualifications and Skills:
Bachelor's degree in Civil Engineering, Mechanical Engineering, or related field.
3-5 years of experience in project handover or quality control/engineering roles, preferably in real estate or facilities.
Strong knowledge of construction processes, MEP systems, and snagging procedures.
Good understanding of DLP and customer service standards in real estate handover.
Excellent communication, coordination, and customer-handling skills.
Proficiency in MS Office; knowledge of snagging tools (e.g., SnagR, PlanRadar) is a plus.
Ability to work under pressure, with attention to detail and documentation accuracy.
