FM Supervisor

Job Title: FM Supervisor (Electrical / Mechanical)
Location: Dubai, UAE
Reports to: FM Manager / Operations Manager
Position Overview
Al Bonian FM is seeking highly skilled and experienced FM Supervisors with an electrical or mechanical background to oversee the preventive and corrective maintenance of our portfolio of commercial buildings and towers. The ideal candidate will be a hands-on leader, ensuring all facility operations comply with company standards and local authority regulations, while delivering exceptional service quality.
Key Responsibilities
1. Operational Management & Maintenance:

• Plan, schedule, and supervise all preventive and corrective maintenance activities for assigned commercial buildings or towers.
• Conduct regular inspections of MEP systems (HVAC, Electrical Distribution, Plumbing, Fire & Life Safety Systems, BMS, etc.) to ensure optimal performance.
• Diagnose and troubleshoot complex electrical and/or mechanical faults and provide effective solutions.
• Ensure all tools and equipment are maintained and used safely and correctly.

2. Team Leadership & Supervision:

• Lead, mentor, and manage a team of technical staff (technicians, helpers).
• Assign daily tasks, monitor performance, and ensure work is completed efficiently and to a high standard.
• Conduct on-the-job training for team members to enhance their skills.

3. Compliance & Safety:

• Ensure all facility operations strictly adhere to Dubai Civil Defence, DEWA, and other relevant local authority rules and regulations.
• Implement and enforce all health, safety, and environmental (HSE) policies and procedures.
• Manage and maintain all necessary documentation, permits, and compliance certificates for audits.

4. Client & Stakeholder Communication:

• Act as the primary on-site contact for clients and tenants regarding maintenance issues.
• Communicate effectively with property management, contractors, and suppliers.
• Prepare and submit daily reports, work orders, and maintenance logs to the FM Manager.

5. Administrative & Technical Support:

• Utilize CAFM (Computer-Aided Facility Management) systems to log, track, and close out work orders.
• Assist in managing inventory of critical spares and consumables.
• Monitor and control maintenance budgets for the assigned site(s).

Qualifications & Experience

• Education: A relevant Diploma or Bachelor's degree in Electrical, Mechanical Engineering, or a related field.
• Experience: A minimum of 5 years of experience in Facilities Maintenance within the UAE, with a strong preference for candidates from established FM companies.
• Sector Knowledge: Proven experience managing the technical services of commercial buildings, towers, or large complexes.
• Regulatory Knowledge: Must be familiar with local authority rules, standards, and compliance procedures in Dubai.
• Licenses: A valid UAE Driving License is highly preferred.

Skills & Competencies

• Technical Skills: Strong hands-on expertise in either electrical or mechanical systems. Knowledge of BMS and CAFM systems is a significant advantage.
• Language Skills: Fluency in both Arabic and English is essential. Strong verbal and written communication skills in both languages are required.
• Leadership: Demonstrated ability to lead, motivate, and manage a technical team.
• Problem-Solving: Excellent analytical and problem-solving abilities to address maintenance challenges promptly.
• Initiative: A proactive and self-motivated individual who can work with minimal supervision.
