This role will work closely with senior leadership to ensure consistency throughout governance of the master community management operations and outsourced service providers, to deliver the clients vision.
The role will include supporting business objectives, foster customer relationships, and provide guidance and governance on master community function operations, supporting management of the companies new & existing project portfolios
Lead the facilities management team in strategic planning, budgeting, resource allocation, and collaboration with other functional departments to optimize operational efficiency of the facilities. The selected individual is expected to:
Lead, develop and maintain master community services tactical plan that aligns with the companies priorities, based on industry best practice
Implement Total Facilities Management (TFM) strategy for master community services, including contract management, governance, and efficient operations, ensuring proficient delivery of scope and specifications
Lead and manage all aspects of facilities management services to maximize the estate and facilities uptime
Monitor and report on key performance indicators (KPIs) and service line agreements (SLAs) for facility management and develop and implement improvement initiatives as needed
Implement best business practices to develop, manage and reduce operational costs and ensure effective and appropriate expenditure of department\'s funding resources
Lead facilities management\'s stakeholder management and planning, including developer, contractors, owner association managers, service providers, and ensure their compliance with legal/ statutory requirements, professional duties, responsibilities, and obligations
Oversee preventive and corrective maintenance programs, maintaining integrity and functionality of all assets and systems
Optimize space utilization within facilities (commercial / residential) and plan for future facility needs
Streamline the CAFM or relevant systems for all entities and get this integrated to a single platform
Develop and implement community management policies and procedures, ensuring compliance with relevant regulations and standards, while managing community facilities and infrastructure in accordance with master community declaration and applicable regulations
Oversee the development & implementation of key documentation such as community rules & regulations, and developer guidelines to include the tenant community journey
Liaise with internal and external stakeholders, authorities, consultants, and contractors on project related documents such as NOCs, permits, approvals on design/ construction, handover requirements and works etc.
Liaise with internal functional teams (contract management, procurement, and others) for the contractor responsibilities during the Defect Liability Period (DLP) and appointment of FM service provider
Ensure facility management service providers adhere to relevant authorities, laws, regulations, insurance policies, and building codes, while adhering to Community Governance, tenant/owner guidelines, Community service charges, billing & administration, and asset management guidelines (asset registration maintenance, custodian of O&M manuals, warranties, and insurances)
Promote customer-oriented service through clear recognition of user needs, and ensure efficient and effective operations of procurement and contract management department
Promote sustainable practices, energy efficiency, and environmental responsibility in facility management initiatives
Ensure awareness, understanding and compliance of all employees to Company Health & Safety Policies and Procedures
Lead by example with high ethical standards and recognition for their accessibility by staff
Review Community Management team\'s knowledge, skills, and competencies for client staff development
Stay abreast with latest industry updates, local laws, regulations, legislation tools, and best practices that may impact facility management operations

Required Bachelor\'s degree (or equivalent) in Facilities Management, Property Management, Business Management, or related fields
Minimum 15+ years of experience in Facility Management industry managing marquee residential and commercial assets / communities (including procurement and management of FM service providers)
7+ years of experience in the Middle East region, working with top UAE real estate companies would be beneficial
Working knowledge of leading successful Master Community Management projects
Experienced in the operation of CAFM and other digital FM systems
Experience with budgeting and financial management
