Property Manager - Real Estate Property Management

Job Summary

The Property Manager is responsible for the effective management of residential/commercial properties within the assigned area. The role includes supervising on-site staff, overseeing inspections and maintenance, managing vacant properties, handling tenant escalations, coordinating vendors, and ensuring high standards of property upkeep and compliance.

Key Responsibilities

Supervise and monitor area watchmen and housekeeping staff to ensure proper building cleanliness, discipline, and security standards. Supervise area inspectors, monitor daily operations, and evaluate inspection performance and reporting accuracy. Recheck vacant properties and reinspect building common areas, including outsourced maintenance and cleaning work. Monitor, update, and maintain building information registers, inspection reports, and preventive maintenance logs. Arrange and procure quotations for common-area requirements such as external building cleaning, glass door machinery, parking access systems, and related services. Coordinate ordering, replacement, and installation of mirrors, tiles, and marble works for vacant flats and common areas. Carry out upgrades and cosmetic improvements of vacant properties and common areas to enhance appearance, market readiness, and tenant appeal. Attend to and resolve escalated tenant complaints and emails related to settlements, flat maintenance, and common-area issues including parking, noise, and odor concerns. Verify, inspect, and approve complaint slips prior to authorizing repair or replacement of materials such as water heaters, tap mixers, false ceilings, bathtubs, and floor tiles. Conduct snagging inspections for apartments and common areas in newly handed-over buildings, ensuring quality standards and readiness for occupancy.

Proactively identify, inspect, and recommend new properties and buildings for acquisition or inclusion in the company's property management portfolio.

Coordinate with owners, developers, and internal teams to onboard newly acquired properties smoothly.
