A N S Properties is seeking a detail-oriented and proactive Accountant to manage the financial operations of our dynamic real estate portfolio. The ideal candidate will have a strong foundation in accounting principles, experience in real estate finance, and a solid understanding of UAE tax and compliance regulations. This role is pivotal in ensuring accurate financial reporting, regulatory compliance, and strategic financial planning.
Key Responsibilities:
General Accounting & Bookkeeping:
Maintain accurate and timely financial records, including general ledgers, journal entries, and trial balances.
Manage
accounts payable
(vendor invoices, service contracts) and
accounts receivable
(tenant payments, commissions).
Prepare and analyze
monthly, quarterly, and annual financial statements
, including:
Profit and Loss (P&L) Statement
: Track rental income, property sales, and brokerage commissions against operating expenses.
Balance Sheet
: Monitor assets (properties, receivables), liabilities (loans, payables), and equity to assess financial health.
Cash Flow Statement
: Ensure liquidity and timely tracking of inflows/outflows for property transactions and operational costs.
Real Estate-Specific Accounting
Record and reconcile
property-level income and expenses
, including rent, service charges, maintenance, and agent commissions.
Maintain detailed financial reports for
leasing, sales, and investment activities
.
Track
escrow accounts
,
security deposits
, and
advance payments
in accordance with UAE real estate practices.
Support
project-based accounting
for developments, renovations, and capital improvements.
Compliance & Financial Reporting
Ensure compliance with
UAE Federal Tax Authority (FTA)
regulations, including:
VAT filings
for rental income, service charges, and brokerage services.
Corporate Tax filings
under the UAE's new tax regime.
Assist with
internal and external audits
, providing documentation and reconciliations.
Generate customized financial reports for
management, investors, and regulatory bodies
, including ROI analysis and cost breakdowns.
Budgeting, Forecasting & Financial Analysis
Collaborate with leadership to prepare
annual budgets
,
property-level forecasts
, and
cash flow projections
.
Conduct
variance analysis
between actuals and budgets to identify cost overruns or savings opportunities.
Provide
break-even analysis
,
NPV/IRR calculations
, and
investment appraisals
for new property acquisitions or developments.
Cross-Functional Collaboration & Process Improvement
Liaise with
sales, leasing, and operations teams
to ensure financial data aligns with business activities.
Support
contract review
and
commission calculations
for agents and brokers.
Recommend and implement improvements to
accounting systems

ERP platforms
, and
internal controls
.
Provide financial insights and dashboards to support
strategic decision-making
by senior management.
Qualifications & Skills
Minimum 1 year of accounting experience (real estate industry experience preferred).
Bachelor's degree in Accounting, Finance, or related field.
Strong knowledge of accounting principles, financial reporting standards (IFRS), and UAE-specific regulatory frameworks.
Familiarity with real estate accounting practices, including lease accounting, commission structures, escrow tracking, and property-level reporting.
Proficiency in accounting software (e.g., QuickBooks, Xero, Zoho Books, or similar ERP systems).
Advanced Microsoft Excel skills, including pivot tables, VLOOKUP, financial modeling, and dashboard creation.
Experience preparing and analyzing Profit & Loss statements, Balance Sheets, and Cash Flow reports.
Understanding of UAE VAT regulations, Corporate Tax compliance, and FTA filing procedures.
Ability to conduct budgeting, forecasting, and variance analysis across multiple properties or business units.
Exposure to audit preparation, internal controls, and statutory reporting.
Strong analytical mindset with the ability to interpret financial data and provide actionable insights.
Detail-oriented, organized, and capable of managing multiple deadlines independently.
Excellent communication skills to collaborate with cross-functional teams and present financial findings to leadership.
Proactive in identifying process improvements and implementing automation or system enhancements.
