Role Overview
We are seeking a detail-oriented and experienced Accountant to join our team. The ideal candidate should have strong knowledge of UAE accounting practices, VAT compliance, and Corporate Tax filing. The role also requires a strong understanding of real estate brokerage accounting practices, including commission tracking, revenue recognition from property sales and leasing, escrow management and brokerage -specific financial operations.
Key Responsibilities
Financial Management & Book-keeping :
Maintain accurate financial records for all brokerage transactions, including property sales, rentals, client advances, and agent commissions.
Record daily financial activities in the general ledger, ensuring proper classification of revenues, expenses, and commissions.
Accounts Payable & Receivable
Manage AP/AR cycles, including agent and broker commission payments, vendor invoices, and client collections.
Track aging of receivables and follow up on pending payments.
Commission & Deal Tracking
Calculate and process agent/broker commissions accurately based on closed deals.
Maintain detailed records of property sales, rentals, and referral transactions for reporting and audit purposes.
Financial Reporting
Prepare monthly, quarterly, and annual financial statements including Profit & Loss, Balance Sheet, and Cash Flow specific to brokerage operations.
Generate management reports highlighting key KPIs such as sales revenue, commissions, and transaction volumes.
VAT & Regulatory Compliance
Ensure compliance with UAE VAT regulations, including correct invoicing, filing, and reporting.
Maintain all financial documentation in compliance with RERA, DLD, and other applicable regulatory authorities.
Banking & Reconciliation
Conduct regular bank and escrow account reconciliations to ensure proper allocation of client funds and operational accuracy.
Budgeting & Forecasting
Assist management in preparing cash flow forecasts, commission budgets, and operational expense tracking.
Audit & Ad-Hoc Support
Coordinate with external auditors by providing financial records, commission schedules, and supporting documentation.
Provide ad-hoc financial analysis and insights to support business strategy and decision-making.
Qualifications & Requirements
Bachelor's degree in Accounting or Finance (CA Inter / CPA / ACCA preferred).
3-4 years accounting experience, with at least 1 year in a UAE real estate brokerage (mandatory).
Immediate joiner preferred.
Strong understanding of real estate brokerage finance, escrow management, and VAT application in property transactions.
Proficiency in accounting software (Zoho Books, QuickBooks, Tally; ERP/CRM experience in real estate is a plus).
Advanced MS Excel skills (pivot tables, dashboards, VLOOKUPs, etc.).
Ability to work independently, manage multiple priorities, and meet deadlines.
