Job Title: Sr Property Executive
location: Dubai
Salary Range: AED 3000-AED 4000

The Property Executive is responsible for assisting Property Manager's in the assigned properties within Alphabeta Properties. This includes ensuring smooth tenant move-ins and move-outs, overseeing rental collections, managing maintenance, coordinating with accounts and legal teams, and providing regular reporting to management. The role ensures compliance with SOPs, regulatory standards, and company policies while driving tenant satisfaction, operational efficiency, and optimal property performance.

I. Coordinating with Alphabeta Properties LLC team as the main client for Domus Interior Contracting LLC.

II. Liaising & coordinating with the Gamma Real Esate Representative upon an interest from potential new or departing tenants to ensure a smooth move in and move out process effectively.

III. Assisting the Property Manager on follows up and collecting rental payments from tenants, replacing cheques, and following up on bank transfers when required and coordinating the same with the Accounts Department.

IV. Collaborating with the Residential Commercial property managers during project periods and after project completion to confirm the Bill of Quantities (BOQ) of building materials before purchase.

V. Coordinating with the Accounts and Administration Departments to ensure compliance with exit and renewal formalities (SOP) when tenants vacate or renew, including collecting balances and documents for the forthcoming year or settling by collecting DEWA bills, maintenance bills, and property inspections of the designated properties as the annexure of SOP.

VI. Managing legal matters by informing and working with the Legal & Compliance Department regarding any issues with Alphabeta Properties or tenants through the Rental Dispute Center (RDC) or other authorities.

VII. Overseeing the maintenance of the assigned properties through the assigned and approved maintenance company, ensuring high standards of upkeep. VIII. Ensuring adherence to Fire and Health & Safety Regulations across the assigned properties, providing guidance on compliance and good practices.

IX. Coordinating with the Accounts Department to ensure timely payment of all property related bills, including DEWA, maintenance bills, and service charges.

X. Keeping the Property Manager informed of tenant feedback and market trends to assist in evaluating renewal rates and making strategic decisions.

Compiling and maintaining move-in and move-out reports, ensuring they are stored in the company's shared Dropbox for easy access by management.

XII. Reporting on occupancy rates, rental achievements, and areas needing improvement on a monthly basis.

XIII. Ensuring adherence to Management-set properties leasing SOP procedures before requesting approvals for new or renewal tenancy contracts. Coordinating with the Administration and Accounts Department on Tenancy Contracts, Ejari Certificates, and other required documentation.

XIV. Managing the assigned property maintenance with the assigned servicing team/company, preparing up-to-date snag lists/reports, and ensuring all quotations are approved by the Property Manager and Senior Property Manager before proceeding with work.

XV. Implementing precautionary policies and procedures approved by the Managing Director, addressing tenant complaints, and responding to emergencies with necessary approvals.

XVI. Other roles & responsibilities assigned by the Property Manager / Senior Property Manager and/ or Managing Director.

XVII. Ensuring to follow the Standard Operating Procedures (SOP) set by the company.

Requirement:

High School Diploma or Bachelor's degree in Property Management, Real Estate, Business Administration, or related field.

II. Fresh Graduate with passion in property management, and Real Estate

III. Proven ability to handle tenant relations, disputes, and legal matters.

IV. Ability to coordinate across accounts, legal, and project management functions.

V. Strong knowledge of tenancy laws, Ejari, property maintenance, and real estate. market practices in the UAE.

VI. Excellent leadership, organizational, and problem-solving skills.

VII. Strong communication skills with fluency in English; Arabic is an advantage. VIII. Initiative and ability to think and resolve issues.

IX. Driving license and car is a must.

Job Type: Full-time

Pay: AED3,000.00 - AED4,000.00 per month
