The Senior Facilities Engineer is a critical leadership role within the property management team, responsible for the technical oversight, preventive maintenance, and repair of all building systems within a sophisticated high-rise facility. This role requires a deep understanding of complex mechanical, electrical, and plumbing (MEP) systems, a strong focus on life safety, and the ability to lead a team of engineers and technicians. The ideal candidate is a proactive problem-solver who ensures the building operates at peak efficiency, complies with all regulations, and provides a world-class environment for occupants.
Key Responsibilities
1. Technical Systems Management & Operations:
Oversee the daily operation, monitoring, and performance of all critical building systems, including but not limited to:
HVAC systems (Chillers, Boilers, Cooling Towers, Air Handling Units, VAV systems)
Electrical systems (Primary/Secondary Distribution, Switchgear, UPS, Generators)
Plumbing systems (Domestic Water, Sanitary, Pumps, Backflow Prevention)
Fire Alarm & Life Safety Systems (Sprinklers, Pumps, Alarm Panels, Elevator Recall)
Vertical Transportation (Elevators and Escalators) - coordinating with specialized vendors
Building Automation System (BAS) and Energy Management
Building Envelope and Structural Components
2. Maintenance & Reliability:
Develop, implement, and manage a comprehensive Preventive Maintenance (PM) program for all equipment to minimize downtime and extend asset life.
Perform and assign corrective and emergency repairs in a timely and efficient manner.
Conduct regular facility rounds and inspections to identify issues before they become problems.
Maintain accurate and up-to-date maintenance logs, work orders, and equipment history records in a Computerized Maintenance Management System (CMMS).
3. Team Leadership & Vendor Management:
Lead, mentor, and schedule a team of stationary engineers and maintenance technicians.
Coordinate, supervise, and inspect the work of third-party contractors and service providers (e.g., elevator, fire alarm, HVAC specialists).
Manage vendor relationships, ensuring quality of work, compliance with contracts, and cost-effectiveness.
Assist in the training and development of junior engineering staff.
4. Life Safety & Compliance:
Serve as a primary technical resource for all life safety systems and emergency procedures.
Ensure 100% compliance with all local, state, and federal regulations (OSHA, EPA, BOMA, etc.).
Act as a key responder for after-hours building emergencies and participate in the on-call rotation.
Prepare for and manage all building inspections by authorities having jurisdiction (AHJs).
5. Sustainability & Energy Management:
Identify and implement opportunities for energy conservation and operational efficiency to reduce the building's environmental footprint and operating costs.
Monitor utility consumption and analyze data to track performance and identify anomalies.
6. Budgeting & Project Management:
Assist the Property Manager in developing the annual operating and capital budgets for engineering-related expenses.
Manage small-to-medium capital projects, including scope development, contractor selection, and on-site supervision to ensure projects are completed on time and within budget.
Qualifications & Experience
Required:
Associate's or Bachelor's degree in Engineering, Facilities Management, or a related field.
Minimum of 7-10 years of hands-on experience in the maintenance and operation of complex building systems, with at least 3-5 years in a supervisory or lead role within a high-rise environment.
Proven expertise in HVAC, electrical, plumbing, and life safety systems.
Strong working knowledge of Building Automation Systems (BAS) and CMMS software.
Proficiency in reading and interpreting blueprints, schematics, and operational manuals.
Valid Driver's License.
