The Sales Director for Short-Term Property Rentals is responsible for leading and executing the overall sales strategy to drive revenue growth, increase occupancy, and expand market share across short-term rental properties. This role involves managing the sales team, developing strategic partnerships, and ensuring strong relationships with clients, travel partners, and corporate accounts.
Key Responsibilities
1. Sales Strategy & Leadership
Develop and implement sales strategies to maximize occupancy and revenue across all short-term rental properties.
Identify new market opportunities, distribution channels, and client segments (corporate, leisure, relocation, etc.).
Lead, motivate, and manage the sales team to achieve monthly and annual sales targets.
Set clear KPIs and performance metrics for the sales department.
2. Business Development & Partnerships
Build and maintain relationships with travel agents, relocation companies, real estate agents, and corporate clients.
Develop B2B and B2C partnerships to increase bookings and brand visibility.
Negotiate long-term agreements and strategic collaborations to strengthen the business pipeline.
3. Revenue & Performance Management
Collaborate with the revenue management team to optimize pricing strategies and yield management.
Monitor market trends, competitor activity, and demand patterns to adjust sales tactics proactively.
Analyze sales data, occupancy reports, and revenue forecasts for management reporting.
4. Client Relationship Management
Oversee key accounts and ensure high satisfaction and repeat business.
Address escalations or major client concerns in a timely and professional manner.
Represent the company at networking events, exhibitions, and conferences to promote the brand.
5. Team Development & Collaboration
Recruit, train, and mentor sales professionals, ensuring strong product and market knowledge.
Foster a results-driven and collaborative sales culture across departments.
Work closely with marketing, operations, and finance teams to align business objectives.
Qualifications & Experience
Bachelor's degree in Business, Marketing, or Hospitality Management (Master's preferred).
8-10 years of sales experience in property rentals, hospitality, or real estate -- with at least 3 years in a leadership role.
Proven track record in achieving sales targets and driving growth in short-term rental or serviced apartment businesses.
Strong negotiation, networking, and presentation skills.
Analytical mindset with experience using CRM and revenue management systems.
Excellent communication and leadership abilities.
