Position Overview:

We are seeking an experienced

Senior Quantity Surveyor

to manage the commercial and cost control aspects of interior fit-out projects in the UAE. The role involves cost planning, procurement support, contract administration, and financial management of projects, while also supporting and guiding junior QS staff as required. The Senior Quantity Surveyor will work closely with Project Managers and site teams to ensure projects are delivered within budget and contractual requirements.

Key Responsibilities:Cost Management & Commercial Control

Prepare and manage project budgets, cost plans, and cash flow forecasts for interior fit-out projects. Monitor project costs, variations, and financial performance, ensuring effective cost control. Prepare, evaluate, and negotiate variations, change orders, and claims in accordance with contract conditions. Handle interim valuations, progress payments, and assist in final account preparation.

Measurement & Estimation

Prepare and review detailed BOQs, cost estimates, and tender documents. Carry out quantity take-offs for interior fit-out works including finishes, joinery, partitions, ceilings, and MEP coordination items. Review and analyze subcontractor quotations and provide commercial input and recommendations.

Procurement & Contract Administration

Support subcontractor procurement, negotiations, and contract finalization. Assist in administering subcontract agreements and ensure compliance with contractual terms. Manage commercial correspondence with clients, consultants, and subcontractors.

Team Support & Guidance

Provide guidance and technical support to junior quantity surveyors. Review QS deliverables for accuracy and completeness. Support the Lead QS or Commercial Manager in team coordination and workload management.

Coordination & Reporting

Coordinate closely with Project Managers, Engineers, and site teams to align cost control with project progress. Prepare monthly cost reports, financial statements, and commercial summaries. Attend commercial and progress meetings as required.

Risk & Compliance

Identify potential commercial risks and assist in implementing mitigation measures. Ensure compliance with UAE contract practices, company procedures, and project requirements. Maintain accurate commercial records and documentation.

Qualifications & Experience:

Bachelor's Degree in Quantity Surveying, Civil Engineering, or a related discipline. Minimum

3+ years of experience in interior fit-out projects within the UAE

. Strong knowledge of interior fit-out materials, methods, and cost structures. Good understanding of contract administration and UAE-standard contracts (e.g., FIDIC). Proficiency in MS Excel and QS-related software; AutoCAD knowledge is an advantage. Strong analytical, negotiation, and communication skills.
