PURPOSE OF THE JOB

The role of the SDM is to lead, manage, coordinate, and support the Director of Development in delivering the Company Real Estate Development activities. As a well-established and market leading / market shaping Integrated Tourism Complex (ITC) in Muscat, with a large pipeline of projects across the development successful Master Planned community, the SDM should preferably have either an educational or demonstrated experience in master planning and or/urban design and/or architecture design in addition to the general client-side Development Management experience. In this specific SDM role, it would beneficial that the candidate should demonstrate experience and clarity of role play between an SDM as a master developer and an SDM as a developer.

The SDM will not only manage master planning, architecture, engineering, cost and landscape consultants, but is expected to lead some active design and delivery tasks as well. The SDM will participate in setting development visions and strategies, conducting high level feasibility, authoring project business plans, technical coordination with infrastructure and landscape, authoring and managing project budgets and programs, preparing project reporting and presentations, identifying product mixes. He/she will co-ordinate inputs of sales, marketing, property management, legal and project management disciplines.

The SDM is expected to coordinate with government entities in Muscat, assist in securing multiple stakeholders, prepare professional papers and committee presentations, obtaining approvals according to strategic plans and driving the development process.

The SDM will work closely with all departments.

PRIMARY DURITES & RESPONISIBILITES

MASTER DEVELOPER'S TASKS In this capacity, the SDM will act as the custodian of the Company master plan and its public realm for the assigned projects, becoming a focal point of coordination, data, development controls and approvals, landscape controls and approvals, as well as the leading on ensuring that the public realm is in line with the vision of the Company. For this task, the SDM shall be able to undertake the following tasks and responsibilities:

Maintain control over master planning, urban design, landscape, development guidelines, built up area, traffic studies, signage, way finding, public art, accessibility requirements, sustainability requirements, smart city initiatives and studies by various consultants, and ensure coordination and leadership on all the above Author master planning and landscaping design briefs and issue Request for Proposals. Select, evaluate, appoint, guide, and manage master planners, urban designers, landscape architects, interior designers, and coordinate tasks with infrastructure consultants. Prepare project budgets and oversee time schedules. Work cross functionally with finance to maintain master feasibility program and be responsible for providing accurate and benchmarked data. Provide support with preparation and negotiations on SPA's, JV Contracts and Shareholder Agreements, investors and sub-developers due diligence, investment briefs and negotiation process for investment, JV and development opportunities and manage sub-developer's relationship including design reviews, design approvals, permit approvals prior to submittals to authorities, quality control, and enforce design changes as necessary. Update traffic impact analyses as needed by authorities with traffic consultants. Provide assistance to infrastructure planning. Manage the preparation and implementation of community management regulations. Provide support on updating annual Business Plans and coordinate inputs from various stake holders. Develop high level concept master plans sketch concepts to assess potential future phases. Update Plot Development Guidelines as necessary

REAL ESTATE DEVELOPER'S TASKS Initiate and lead the development of different projects from inception to completion. Identify and define scope and strategy for real estate development by the Company along with Director of Development and Head of Development for delivery of the development pipeline. Research and prepare outline for agreed upon investment strategy including market research and gap analyses, land allocation, product(s) definition and mix, bench marking exercise for cost and revenues, development and design briefs, development budgets, life cycle cost and feasibility studies, marketing and sales strategy and legal requirements, and coordinate with team members and issue internal proposals and business plans for mgt. and Board approvals Assist in preparation of project launches. Manage project initiation stage, prepare initial feasibility studies and work with architects, engineers, internal team to finalize feasibilities, business plans and present to Senior Leadership. Lead the design and development initiatives and manage the Concept, Schematic and Detailed Design / IFC stages within the parameters of project development plan, budget and local codes and coordinate with local authorities to support in obtaining approvals and permits. Monitor and assure timely completion of project development within the established budget, schedule and required investment returns, working closely with the Project Management Department on a daily basis.

CORPORATE TASKS Support Director of Development with leading and coaching project teams to ensure business cases achieve KPI's. Provide corporate reporting as requested in line with the Company corporate guidelines. Assist in identifying and documenting business risks including political risk. Manage stakeholder relationships including liaison with local authorities. Maintain a strong network of industry contacts to ensure the company's presence is upheld in the marketplace. Promote the Company as a market shaper and leader via implementation innovative ideas and concepts with regard to place, product and process.

PERSSON SPECIFICATION: Minimum competencies to be effective on the job

Education & Experience MINIMUM EXPERIENCE 10+ years' experience (minimum 5 years in Real Estate and demonstrated experience in master development client side) Gulf experience is a must (Oman and UAE experience preferred)

MINIMUM QUALIFICATIONS/EDUCATION Undergraduate degree in architecture, planning, project management, urban design, or engineering A graduate degree in construction or project management or MBA is a plus. Equivalent industry experience
