Revenue Analyst



Key Responsibilities



Revenue Optimization & Distribution



Run daily pricing and inventory updates across OTAs (Airbnb, Booking.com, Expedia etc) using channel manager/PMS, maintain rate plans, min-LOS, restrictions, promos and visibility tools (e.g. Genius, mobile rates, visibility boosters). Monitor market pace, events, competitor set and pickup, implement dynamic pricing using revenue tools (e.g. PriceLabs) and publish sell strategies by micro-location and unit type. Maintain listing quality (titles, content, photos, amenities), rate parity and inventory accuracy across all channels. Drive channel mix improvements and promo ROI. Coordinate with Marketing on campaigns and packages.

Forecasting, Analytics & Reporting



Build demand forecasts, revenue budgets and weekly re-forecasts, publish pickup, pace, displacement and compression summaries. Produce portfolio and unit-level dashboards (ADR, Occ, RevPAR/RevPAN, Net revenue, Lead time, LOS, Booking window, Cancellation %, Conversion).

Reservations Operations (Preferred)



Oversee reservations inbox/queue and call flows, validate payments, security deposits and cancellation/no-show handling, prevent overbookings, finalize extensions and upsells. Daily audit of new bookings/cancellations across channels, ensure timely pre-arrival communications and accurate calendar availability.

Cross-functional & Process



Conduct weekly revenue meetings, ensuring coordination with Operations on unit availability, with Business Development on new supply growth, and with Guest Experience on the impact of review scores on ranking and pricing. Create and maintain SOPs for pricing cadence, listing hygiene, stop-sells and event calendars.

Success Metrics (KPIs)



Revenue:

RevPAR/RevPAN growth vs. budget, ADR uplift, revenue/available unit.

Demand:

Occupancy and pacing vs. competitive set, booking window & LOS optimization.

Commercial:

Channel mix efficiency, promo/visibility ROI, forecast accuracy.

Reservations:

Inquiry-to-booking conversion, cancellation/no-show rate, overbooking = 0.

Quality/Compliance:

Quality of images, listing title and description, listing score and reviews

Qualifications



2-5 years in Revenue Management/Analysis or pricing within Holiday Homes/short-term rentals or Hotels in the UAE, proven exposure to Dubai market dynamics. Hands-on with OTAs and channel managers (e.g., Avantio/Hostaway etc) and dynamic pricing tools (e.g., PriceLabs/Beyond etc). Strong Excel/Sheets and PMS/CRM reporting. Excellent English, Arabic a plus. Degree in Hospitality, Economics, Data/Business preferred. Team player, collaborative, respectful and hardworking

Preferred to have



Experience in combined Revenue + Reservations roles in STR operators (e.g. Revenue & Reservations Supervisor/Executive/Manager). Familiarity with OTA merchandising (Genius, mobile, visibility boosters) and listing SEO.

Work Pattern



Rotational availability on weekends/holidays during peak demand and major Dubai events.
