Job Description
A first-rate shopping mall in the UAE is looking to expand their teams and is currently seeking to hire a Retail Leasing Manager who meets the qualifications mentioned in the job description. Responsibilities:
- Report to Mall Manager on leasing timelines, goals, and tenancy mix progress
- Analyze market data to identify brands, trends, new concepts, and best sellers
- Actively seek and secure the desired retailers for the project.
- Build and maintain strong relationships with existing and potential tenants to meet their needs and address concerns.
- Ensure that leasing operations are in line with the mall\'s overall strategy and objectives.
- Undertake research on competitors and the market to discover leasing prospects and stay up-to-date with market trends.
- Develop critical path plans and retail depth charts for the targeted retailers.
- Establish and keep up a database of prospective tenants and leasing contacts
- Establish and maintain positive relationships with current Retail groups to guarantee continued business.
- Ensure adherence to legal and regulatory mandates concerning leasing operations
- Monitor Lease offers/proposals to ensure prompt completion of documents and contracts.
- Conduct negotiations for lease agreements and rental terms in accordance with the leasing policies and standards of the mall to optimize rental income and conditions.
- Establish connections with retailers in the Middle East and investigate emerging brand names and retail trends in the region.
- Collaborate with Leasing Team members to execute leasing tasks.
- Draft lease documentation such as the Agreement for Lease, Letter of Offer and Lease documents
- Create reports on leasing, highlighting activity, progress, and performance against targets, for presentation to senior management.Qualifications:
- University graduate in Business Management, Business Administration, Property Management, MBA preferred.
- Fluent in English & Arabic
- 8 to 10+ years in Retail Leasing including a minimum of 5+ years working in the UAE mall shopping centre.
- Track record and experience with retailers both in the UAE and GCC.
- Retail leasing experience in regional malls and community retail.
- Prior experience in a retail leasing environment within the context of a mall is a must.
- Should have a track record of successfully closing deals.
- Has a strong relationships with major brands.
- Exceptional business relationships with retailers to obtain periodic market intelligence.
- Proficient in establishing leasing targets by analyzing historical data, economic trends, and demographic factors, in alignment with financial and retail objectives.
- Capable of preparing the layout and outline of the retail facility, with the purpose of maximizing the rental and asset value of the project.
- Extensive negotiation experience to ensure that rental rates are higher than the targeted rents, maximizing the value of the asset.
- Knowledgeable about a range of concepts, practices, and procedures in the leasing field, as well as have awareness of various brands and categories
- A natural team player with exceptional interpersonal skills, enabling successful interaction at all levels of the organizational hierarchy.
