Job Description

The Real Estate Manager is responsible for overseeing the day-to-day operations and performance of assigned properties, ensuring optimal occupancy, timely rent collection, efficient maintenance, and compliance with company policies and UAE regulations. This role involves close coordination with tenants, vendors, accounts, and legal teams to ensure smooth operations and tenant satisfaction. The position plays a key role in driving property value, operational excellence, and adherence to Standard Operating Procedures (SOPs).

Key Responsibilities



Property Operations & Oversight

Supervise and manage all assigned residential and commercial properties, ensuring smooth daily operations. Oversee leasing activities including tenant onboarding, renewals, and move-out procedures. Ensure compliance with company policies, SOPs, and UAE regulatory standards including Ejari and tenancy laws.

Tenant Management

Build and maintain strong relationships with tenants to ensure high satisfaction and retention. Handle tenant inquiries, complaints, and conflict resolution efficiently and professionally. Coordinate with legal representatives when required for disputes or tenancy-related matters.

Financial Management

Oversee rent collections, cheque replacements, and bank transfer follow-ups with the Accounts Department. Monitor accounts receivable, reconcile tenant ledgers, and report on outstanding dues. Support budgeting and forecasting of property income and expenses to improve profitability.

Maintenance & Facility Coordination

Supervise maintenance activities and ensure timely completion of repair and preventive works. Liaise with approved maintenance contractors and facility teams to ensure quality and cost efficiency. Verify and approve maintenance quotations and ensure property upkeep meets brand standards.

Legal & Compliance

Coordinate with the Legal & Compliance Department on issues related to tenancy disputes, RDC (Rental Dispute Center) cases, and regulatory matters. Ensure adherence to UAE Fire Safety and Health & Safety regulations across all managed properties. Maintain proper documentation for all property-related transactions and approvals.

Reporting & Documentation

Prepare regular occupancy, revenue, and performance reports for management review. Maintain detailed property files including contracts, renewals, payment records, and inspection reports. Update management on market trends, rental benchmarks, and tenant feedback to support strategic decision-making.

Project Coordination

Collaborate with project and interior teams during new property handovers or refurbishment phases. Review Bills of Quantities (BOQ) and ensure materials and specifications align with project requirements.

Team & Vendor Coordination

Work closely with accounts, administration, and maintenance teams to ensure seamless property operations. Supervise service providers, ensuring adherence to SLAs, contracts, and company standards.

Audit & SOP Compliance

Ensure all property management activities comply with company SOPs and internal audit requirements. Recommend process improvements to enhance operational efficiency and compliance.

Other Responsibilities

Handle emergencies and urgent maintenance issues with prompt action and necessary approvals. Undertake other duties as assigned by senior management.

Qualifications & Skill Set



Education:

Bachelor's degree in Real Estate Management, Business Administration, or a related field.

Experience:

Minimum

5-7 years of experience

in real estate or property management within the UAE.

Technical Expertise:



Strong knowledge of

Ejari, tenancy contracts, rental regulations

, and UAE real estate market practices. Experience in both residential and commercial property operations.

Financial & Legal Acumen:

Sound understanding of rent collection, financial reconciliation, and basic accounting principles. Familiarity with

RDC

, lease compliance, and property-related legal documentation.

Soft Skills:



Strong leadership, organization, and communication skills. Excellent negotiation, conflict resolution, and tenant relationship management abilities. Proactive approach with high attention to detail and accountability.

Technical Skills:



Proficiency in MS Office Suite; experience with property management or ERP software is an advantage.

Language:

Fluency in English; Arabic is an advantage.

License:

Valid UAE driving license and own vehicle are mandatory.
