We are a leading interior fit-out and renovation company specializing in commercial, residential, and retail spaces. With a growing portfolio across UAE, we are seeking a proactive Quantity Surveyor to manage cost estimation, BOQs, tendering, and commercial control for our ongoing and upcoming projects.

Key Responsibilities:
_
Prepare detailed quantity take-offs and BOQs from drawings and specifications.
Develop cost estimates and support tendering processes.
Evaluate subcontractor quotations and assist in procurement.
Monitor project budgets, expenses, and material consumption.
Manage subcontractor payments, client billing, and monthly valuations.
Handle variations, rate analysis, and final account settlement.
Coordinate closely with project managers, site engineers, and procurement team.

Pre-Contract Stage

1. Quantity Take-Offs & BOQ Preparation
Review architectural and MEP drawings.
Accurately quantify materials and works.
Prepare detailed Bill of Quantities (BOQ) as per CSI/MasterFormat or NRM standards.
2. Cost Estimating & Budgeting
Develop cost estimates based on current market rates.
Prepare project budgets and assist in value engineering.
3.
Tendering & Procurement
Prepare tender documents (BOQ, specs, conditions).
Analyze subcontractor and supplier quotes.
Assist in subcontractor/vendor selection based on price, quality, and delivery.

Post-Contract Stage

4.
Cost Control & Budget Monitoring
Monitor and track project expenses.
Update budget forecasts regularly.
Compare actual costs vs. budgeted costs.
5. Progress Payments & Valuations
Prepare and certify monthly interim payments to subcontractors.
Verify contractor's monthly progress claims.
Prepare payment applications for client billing.
6.
Variation Management
Record and evaluate variations (VOs).
Coordinate with project manager/site engineer to assess time and cost impact.
Prepare variation submission to client and negotiation.
7.
Material & Procurement Tracking
Track material procurement and delivery schedule vs. planned.
Reconcile material consumption vs. site progress.
8.
Subcontract Administration
Monitor and manage subcontractor claims, payments, and scope compliance.
Issue payment certificates and maintain contract compliance records.
Final Stage (Closing)
9.
Final Account Preparation
Prepare and settle final accounts with client and subcontractors.
Close all commercial matters and variations.
10. Documentation & Handover
Maintain proper records of all QS-related documents (drawings, approvals, payment records, logs).
Submit QS closeout documentation in line with project closeout procedures.

General & Reporting

11. Reporting
Provide regular cost reports and forecasts to management.
Attend project meetings and present financial updates.
Assist in project cash flow planning and risk analysis.
12. Compliance & Coordination
Ensure compliance with contractual and legal regulations.
Coordinate with project team (PM, engineers, procurement, accounts).
Support audits or client inspections when required.

Requirements:
_
Bachelor's Degree / Diploma in Civil Engineering or Quantity Surveying.
2-6 years of relevant QS experience in interior fit-out or construction.
Proficient in Excel, AutoCAD; knowledge of CostX or Candy is a plus.
Strong understanding of fit-out works (partitions, joinery, ceiling, MEP, finishes).
Attention to detail, strong analytical & negotiation skills.
