Job Summary



The

Quantity Surveyor

is responsible for managing the commercial, contractual, and cost control aspects of high-rise building projects in Dubai. The role includes quantity measurement, cost management, interim valuations, subcontract administration, variations, claims, and final accounts to ensure projects are delivered within budget and contractual compliance.

Key Responsibilities1. Cost Management & Control



Prepare and manage

project budgets

, cost plans, and cost forecasts. Monitor

project costs, commitments, and cash flow

. Identify potential cost risks and implement

cost control measures

. Support value engineering and cost-saving initiatives.

2. Quantity Take-Off & BOQs



Prepare and review

Bills of Quantities (BOQs)

. Carry out accurate

quantity take-offs

from IFC drawings. Measure variations and additional works in accordance with the contract.

3. Interim Valuations & Payments



Prepare

monthly interim payment applications

for client/consultant submission. Assess and certify

subcontractor payment claims

. Coordinate with site engineers to verify work progress before valuation. Track certified vs claimed amounts and payment status.

4. Contract Administration



Administer contracts under

FIDIC or UAE-standard forms

. Prepare contractual correspondence, notices, and records. Assist in the evaluation and negotiation of

variations and change orders

. Support

Extension of Time (EOT)

and cost claims in coordination with the planning team.

5. Subcontract & Procurement Support



Assist in preparing

tender documents

and scope of works. Evaluate subcontractor quotations and prepare

commercial comparisons

. Support subcontract agreement preparation and administration. Monitor subcontractor performance from a commercial perspective.

6. Claims & Final Accounts



Prepare and substantiate claims for

variations, prolongation, and loss & expense

. Maintain detailed records to support contractual entitlements. Assist in the preparation and agreement of

final accounts

.

7. Reporting & Coordination



Prepare

monthly cost reports

, cash flow forecasts, and commercial summaries. Coordinate with: Project Manager Planning Engineer Site Engineers Procurement & Finance teams Provide commercial advice to the project team.

Qualifications & ExperienceEducation



Bachelor's Degree in

Quantity Surveying, Civil Engineering, or Construction Management

.

Experience



4-8 years

of relevant experience in construction projects. Proven experience in

high-rise building construction

.

UAE / Dubai experience preferred

. Site-based experience with main contractors or consultants.

Technical Skills



Good knowledge of

FIDIC contracts

and UAE construction practices. Proficiency in: MS Excel (advanced) Quantity surveying software (CostX, PlanSwift, etc.) AutoCAD for measurement review Strong understanding of structural, architectural, and MEP works.

Soft Skills



Strong analytical and numerical skills. Effective communication and negotiation abilities. Ability to work independently on site. Good time management and attention to detail.

Work Environment



Full-time, site-based position

on high-rise building projects in Dubai. Frequent coordination with consultants, subcontractors, and client representatives.
