: Property Management Executive - Leasing

Position Overview:

We are seeking a highly motivated and experienced Property Management Executive to manage and oversee property operations, lease management, and business development activities in Abu Dhabi, UAE. The ideal candidate will have a proven track record in property and lease management, exceptional interpersonal skills, and a strong ability to drive business growth. A valid UAE driving license and access to their own vehicle are mandatory.

Key Responsibilities:

1. Property Management:

a. Manage the day-to-day operations of residential and commercial properties.

b. Ensure the properties are well-maintained and comply with regulatory and safety standards.

c. Coordinate with maintenance teams, service providers, and vendors for timely repairs and upkeep.

d. Conduct regular property inspections and submit condition reports.

e. Maintain and update property records, including tenancy and maintenance logs.

f. Ensure that community rules are followed by all tenants and service providers

2. Lease Management:

a) Handle lease agreements, renewals, terminations, and amendments.

b) Ensure timely collection of rent and manage security deposits.

c) Track lease expirations and proactively engage with tenants for renewals.

d) Address tenant queries, complaints, and disputes in a professional and timely manner.

e) Assist with tenant screening, onboarding, and move-in/move-out procedures.

3. Business Development:

a) Identify and pursue new business opportunities to expand the property management portfolio.

b) Physically visit buildings within Abu Dabhi to identify and convience the client for meetings

c) Build and maintain strong relationships with property owners and potential clients.

d) Develop marketing strategies to promote available properties and attract tenants.

e) Stay updated on real estate market trends and provide insights to stakeholders.

4. Compliance & Reporting:

a) Ensure compliance with UAE laws and local regulations concerning property management.

b) Prepare and present periodic reports on property performance, occupancy rates, and financials.

c) Collaborate with legal teams on tenancy issues or disputes when necessary.

d) Ensuring all clients queiries are replied to immediately

e) Ensuring all residents and clients queiries are replied to within 2 working days unless if it's an emergency, in which the contact should be made immediately.

Education Requirements:

a) Bachelor's degree in Property Management, Real Estate, Business Administration, or a related field.

b) Certifications in property management or real estate (e.g., RERA certification) are a plus.

c) Experience Requirements:

d) Minimum 3 years of proven experience in property management and lease handling, preferably in Abu Dhabi, UAE.

e) Demonstrated success in business development and client relationship management.

f) Familiarity with UAE real estate laws and market dynamics.

g) Skills & Competencies:

h) Strong understanding of property management best practices and lease agreements.

i) Excellent negotiation and communication skills.

j) Proficient in using property management software and tools.

k) Ability to multitask, prioritize, and manage time effectively.

l) Customer-focused with strong problem-solving skills.

Other Requirements:

a) Valid UAE driving license and access to a reliable personal vehicle (mandatory).

b) Fluency in English is required; knowledge of Arabic is an advantage.

c) Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint).

Employment Details:

a) Location: Abu Dhabi, UAE

b) Salary & Commision: Competitive, commensurate with experience and qualifications.

Job Type: Full-time

Pay: AED5,000.00 - AED5,500.00 per month
