The Role
The Property Development Manager is responsible for the physical delivery of all Group Real Estate projects within the company from start to finish including commercial management, project management, as well as managing all necessary stakeholders to ensure projects are completed on time, within budget and to the approved quality. The principal duties include managing the development process by updating schedules, budgets, timelines, financial information, projections and closings as necessary. Accountable for managing the key stakeholders throughout the construction phases (Consultants, Development Partners, Authorities). KEY ACCOUNTABILITIES & ACTIVITIES Key Responsibilities \xe2\x80\xa2 Accountable for the development and execution of the property design, collaborating closely with the contracting team to drive the right outcomes from concept through to delivery and handover stages. \xe2\x80\xa2 Provide the bridge between the Development, Project Management, Construction, Cost, and Infrastructure teams. \xe2\x80\xa2 Coordinate internal resources and third parties/vendors for the flawless execution of projects \xe2\x80\xa2 Develop and manage the schedule for the project and ensure that the project is completed within budget and time. \xe2\x80\xa2 Developing project scopes and objectives, involving all relevant stakeholders and ensuring technical feasibility \xe2\x80\xa2 Ensure resource availability and allocation \xe2\x80\xa2 Develop a detailed project plan to track progress \xe2\x80\xa2 Use appropriate verification techniques to manage changes in project scope, schedule and costs \xe2\x80\xa2 Measure project performance using appropriate systems, tools, and techniques \xe2\x80\xa2 Report and escalate to management as needed \xe2\x80\xa2 Manage the relationship with the Group and all stakeholders \xe2\x80\xa2 Perform risk management to minimize project risks \xe2\x80\xa2 Establish and maintain relationships with third parties/vendors \xe2\x80\xa2 Create and maintain comprehensive project documentation

Requirements
Have a sound understanding of real estate and construction industry, able to draw data & info from a broad range of sources, understand planning processes, work with consultant & authority to meet objectives, generate business solutions. \xe2\x80\xa2 Able to understand and write a development brief or add the writing of a development brief. \xe2\x80\xa2 A strong market researcher. \xe2\x80\xa2 Have a good understanding of real estate from architectural concepts to feasibility studies, investment proposals and financial models. \xe2\x80\xa2 Liaison with external parties legal to authorities, sectors & design. \xe2\x80\xa2 A range of real estate industry experience including extensive residential experience; ideally having been involved in the residential design and development process from briefing stage through to handover and occupation with a thorough understanding of authorities\xe2\x80\x99 issues and requirements in relation to residential development. \xe2\x80\xa2 The individual should have a commercial understanding and have the ability to analyze and promote value add opportunities balancing risk and reward. \xe2\x80\xa2 Problem solving, planning, organizing and analytical skills in the resolution of complex problems, manage competing priorities and deliver quality results on tight deadlines. \xe2\x80\xa2 Good communication and interpersonal skills to facilitate decision making, influence and build relationships with key stakeholders. \xe2\x80\xa2 Excellent communication skills, confident, ability to convey ideas easily and interact with various stakeholders. Qualifications \xe2\x80\xa2 Bachelor\'s Degree in Business Admin., Economics, Real Estate, Architecture, Master Planning or Engineering from an accredited university \xe2\x80\x93 MBA is desirable. \xe2\x80\xa2 Professional registration and accreditation with Economics, Real Estate, Engineer or Urban Design Institute i.e., MACCE, MIED, CARB, PE, MICE, PMP etc. is desirable \xe2\x80\xa2 Preferably between 8-10 years of experience with a Developer in the capacity of Project Manager/Development Manager. \xe2\x80\xa2 Excellent communication skills, with high standard of English (oral and written).
