Job Overview

KAY Build, a growing

construction and project management company

, is seeking an experienced and

proactive Project Manager

to take full control of

our ongoing and future projects

. The ideal candidate will be a

strong leader

with the ability to

manage multiple construction sites, coordinate directly with subcontractors and consultants, and drive projects to completion on time, within budget, and to high-quality standards

.

This role requires someone who can

take ownership

of the company's

projects portfolio

, apply

value engineering techniques to maximize cost efficiency

, and

establish clear processes and controls

to improve project delivery. The

Project Manager

will play a critical role in

ensuring KAY Build delivers excellence in construction while positioning the company for future growth

.

Key Responsibilities

Project Oversight & Coordination

Manage and oversee

all ongoing projects

under KAY Build, ensuring they progress according to

approved timelines, budgets, and specifications

. Act as the

main point of contact

between KAY Build,

subcontractors, consultants, suppliers, and clients

, ensuring smooth coordination and resolution of issues. Maintain complete visibility on

all project statuses

, challenges, and opportunities, keeping management informed through

regular reports

.

Subcontractor & Consultant Management

Establish clear

performance expectations

for all subcontractors and consultants. Ensure all parties deliver according to

contracted terms

, quality standards, and agreed timelines. Address

performance issues

and ensure

non-performing subcontractors are identified and replaced

if necessary.

Value Engineering & Cost Control

Continuously

analyze project scopes, designs, and material selections

to identify opportunities for

cost savings without compromising quality

. Recommend

alternative construction methods, materials, and design adjustments

that improve both

efficiency and profitability

. Monitor project budgets in

real-time

and

control variations

, ensuring that all costs remain in line with

approved budgets

.

Process Implementation & Control

Develop

standard operating procedures (SOPs)

for project execution, reporting, procurement, and subcontractor evaluation. Implement

clear tracking and reporting systems

to monitor

progress, costs, quality, and risks

across all projects. Ensure all projects comply with

regulatory requirements, safety standards, and local authority approvals

.

Risk Management & Problem Solving

Identify potential

delays, risks, or quality concerns

early in the project lifecycle and proactively develop

mitigation strategies

. Resolve

conflicts

between project stakeholders and maintain

positive working relationships

with all partners.

Leadership & Team Development

Take

ownership of project delivery

as a key leader within KAY Build. Foster a culture of

accountability, excellence, and continuous improvement

within the project teams. Mentor and guide

junior project staff

, ensuring they develop the necessary

technical and management skills

to support future growth.

Key Qualifications & Experience

Bachelor's degree in

Civil Engineering, Construction Management, or a related field

. Minimum

10 years of project management experience

within the

construction industry

, ideally handling

multiple projects simultaneously

. Proven experience in

managing subcontractors, consultants, and direct labor teams

on projects of varying size and complexity. Strong expertise in

value engineering, cost optimization, and risk management

. Track record of

completing projects on time, within budget, and to high-quality standards

. Excellent

understanding of UAE construction regulations, authority approvals, and compliance requirements

. Proficiency in

project management software

, reporting tools, and

procurement management

.
