Job Summary:

We are seeking a

highly experienced and proactive Project Manager

to lead the execution of a wide range of

fit-out projects

including commercial offices, retail outlets, F&B establishments, luxury hospitality, healthcare, and high-end residential interiors across Dubai and the wider UAE.

The successful candidate will be responsible for overseeing all project phases from initiation to handover, ensuring projects are delivered on time, within budget, and to the highest quality standards while maintaining strong stakeholder engagement and full regulatory compliances.

Key Responsibilities:

Project Planning & Execution

Oversee the entire project lifecycle from concept design review to final handover. Develop comprehensive project plans including schedules, resources, and procurement strategies. Define project scope, goals, and deliverables aligned with client requirements and company objectives. Prepare and monitor detailed Gantt charts/programmes using MS Project Lead project mobilization, site setup, and preliminary works.

Site & Construction Management

Supervise daily site operations, ensuring timely progress, resource availability, and quality compliance. Conduct regular site inspections and technical coordination meetings with site engineers, subcontractors, and consultants. Review and approve shop drawings, material submittals, method statements, and samples. Implement and enforce health, safety, and environmental (HSE) regulations and ensure site staff are compliant with UAE safety standards.

Client & Stakeholder Coordination

Serve as the main point of contact between clients, consultants, designers, suppliers, subcontractors, and local authorities. Maintain effective communication with all stakeholders, ensuring clarity on expectations, changes, and deliverables. Attend regular client meetings, provide updates, and manage expectations proactively. Build and maintain strong client relationships, contributing to repeat business and client satisfaction.

Commercial & Contractual Oversight

Monitor project budgets, conduct cost-control analysis, and update cost-to-complete reports. Manage and approve variation orders (VOs), change requests, and extension of time (EOT) claims. Liaise with the QS/commercial team for progress billing, payment applications, and final accounts. Ensure compliance with contract terms, local authority regulations (Dubai Municipality, Trakhees, DDA, DHAM, etc.), and landlord/consultant requirements.

Procurement & Resource Management

Coordinate with procurement for timely delivery of approved materials, FF&E, and long-lead items. Approve vendor/supplier selection in coordination with procurement and design team. Oversee subcontractor performance and ensure alignment with project specifications and schedules. Lead project teams including site engineers, supervisors, safety officers, and subcontractor staff.

Quality Assurance & Handover

Implement rigorous quality control processes, including mockups, inspections, and snagging. Prepare snagging/de-snagging reports and manage final handover and documentation (O&M manuals, as-built drawings, warranties). Ensure zero-defect handover and successful project closure.

Key Skills & Competencies:

Strong leadership, organizational, and decision-making skills. Excellent communication, interpersonal, and negotiation abilities. Sound understanding of design detailing, MEP coordination, and finishes. Strong commercial awareness and contract administration skills. Ability to handle multiple projects simultaneously under tight deadlines.

Qualifications & Experience:

Bachelor's degree in Civil Engineering, Architecture, Construction Management, or related field. Minimum

7+ years

of total experience, with

5+ years in the UAE fit-out sector

as a Project Manager. Proven experience in managing

Office, Retail, F&B, Hospitality, Healthcare, and Residential Fit-out Projects

. Thorough understanding of UAE building codes, Dubai authority regulations, permit processes, and construction standards. Proficient in

MS Project, AutoCAD

, and other project tracking/reporting tools. Knowledge of

AI-powered project tools

(e.g., risk analytics, planning) is an added advantage. PMP, or equivalent certification is a plus.

Regulatory Familiarity:

Dubai Municipality (DM) / Trakhees Dubai Development Authority (DDA) Various Mall / Building Managements, Emaar, DHAM and DIFC guidelines Civil Defense, DEWA, SEWA approvals Food control/health inspections for F&B projects
