Job Description

Key Responsibilities1. Project Planning & Start-Up

Develop project execution plans, timelines, and resource schedules. Review contract documents, architectural drawings, and specifications. Define project scope, deliverables, and milestones. Create budgets and cost estimates for labor, materials, and subcontractors.

2. Project Execution & Site Management

Lead project and site teams to ensure smooth execution of daily activities. Oversee all construction/fit-out works to ensure compliance with drawings and standards. Conduct regular site visits to monitor progress and resolve issues. Ensure all technical details, MEP coordination, and finishing works follow approved standards.

3. Client, Consultant & Stakeholder Coordination

Attend project meetings with clients, consultants, and authorities. Communicate progress, approvals, variations, and project risks. Manage client expectations and maintain professional relationships.

4. Financial Management

Monitor project budgets, cash flow, and expenditures. Evaluate and negotiate subcontractor quotations. Manage variations, claims, and change orders. Prepare monthly progress invoices and support financial reporting.

5. Quality Assurance & Compliance

Ensure materials and workmanship meet project specifications and UAE codes. Implement QA/QC procedures and conduct inspections with consultants. Manage snagging, de-snagging, and final handover documentation.

6. Risk Management & Problem Resolution

Identify project risks and develop mitigation plans. Resolve design conflicts, material issues, and site challenges. Maintain contingency strategies to avoid delays and overruns.

7. Team Leadership

Supervise engineers, supervisors, foremen, and subcontractor teams. Provide guidance, delegation, and performance monitoring. Promote safety culture and ensure HSE compliance across all activities.

8. Project Closing & Handover

Ensure completion of all works, testing & commissioning, and documentation. Conduct final inspections and secure completion certificates. Deliver project handover files including O&M manuals, warranties, and as-built drawings.
