Responsibilities will include the production of various reports.

Ensure Safe working practices.

Conducting daily routine inspections of premises and equipment

Overseeing and carrying mechanical, electrical repairs and installations

Developing maintenance procedures and ensuring implementation

Planning and scheduling planned and unplanned maintenance work

Monitoring equipment inventory and placing orders when necessary

Ensuring compliance with health and safety legislation.

Managing sub-contractors, the external contractors and ensuring they complete the works also to coordinate with QMA's contractor whenever requested.

Diagnosing faults and investigating equipment breakdowns

Advising on equipment upgrades or replacements based on its current condition and operational requirements

Documenting all maintenance and repair work for record-keeping and future reference

Managing monthly and annual budgets for maintenance spares related expenses with quotations

Training maintenance staff and managing their work schedules

Performing root cause analysis on major failures and recommending necessary action to prevent recurrence

Verify every PPM, Repairs and Material (SMR) requirement in the CAFM system

Update of as-builts electrical load schedules, mechanical, civil works as per site condition.

Assist in the calculation of the current usage of the electrical current of circuits and provide solution for calculation of additional connected load.

Monthly look ahead program by engineers shall be submitted on or before the 1st of each month.

Prepare the annual budget spares with quotation for estimation.

Site visits in all the auxiliary sites, technical analysis including cooling load calculations, load requirements etc. estimations and submitting technical and condition reports. Minimum Qualifications: Engineering Degree in the relevant field/All engineers must be MME registered. Experience: All engineers should have a Minimum of 10 Years experience in the related field in facility management maintenance in the gulf area and a minimum of 05 years is required in large scale projects. Electrical engineer should be certified by Kahramaa and shall be conversant with electrical panels, AHF, UPS, ENMS controls. Mechanical engineer should have full expertise in the Chillers, Cooling Towers, and HVAC related equipment, elevators, escalators, cargo lift, fountains / artifact related pump rooms, plumbing, irrigation and drainage system. Each engineer shall be approved by Ministry of Municipality and Environment (MMUP) with grade B. English: Good knowledge of written & spoken English
