Role Overview

Blueblock Solutions is seeking an experienced

Project Design & Build Lead

to lead the end-to-end realization of new outlet developments for

Blueblock's clients

, ensuring strict alignment with

client, franchise, and brand standards

.

The role focuses on delivering high-quality

build-from-scratch and major fit-out projects

, primarily within the

hospitality, restaurant, and commercial sectors

in Bahrain. The successful candidate will translate design intent into compliant, costed, and execution-ready solutions while coordinating with internal teams, authorities, franchise partners, and suppliers.

Key Responsibilities

1.Design & Project Realisation

Lead the realization of new outlet designs from concept through build and handover Translate design concepts into

technical drawings, CAD packages, and execution plans

Ensure all projects meet

Blueblock client requirements and brand standards

Maintain design integrity and quality throughout construction and fit-out Coordinate with internal delivery and maintenance teams to ensure efficient execution

2.Costing & Budgeting

Prepare

accurate project costings

, BOQs, and material schedules Review and negotiate supplier, contractor, and manufacturer quotations Identify and implement cost efficiencies while maintaining quality and compliance

3.Regulatory & Compliance (Bahrain-Specific)

Manage

municipal approvals, building permits, and authority submissions

in Bahrain Ensure compliance with

Civil Defence (Fire Directorate) regulations

, especially for restaurants and commercial kitchens Coordinate inspections and approvals with relevant authorities and consultants

4.Stakeholder, Client & Franchise Coordination

Attend and lead meetings with clients, franchise representatives, landlords, and consultants Present designs, budgets, timelines, and progress updates professionally Work with franchises to localize global brand standards to Bahraini regulations and site conditions

5.Suppliers & Manufacturing

Coordinate with local and international manufacturers and suppliers Travel when required to meet suppliers and inspect production facilities Perform

quality assurance inspections

on manufactured items prior to shipping and installation

Required Skills & Experience

1.Technical & Design Skills

Strong CAD proficiency

(mandatory)

3D design skills

(SketchUp or similar) - highly desirable Excellent knowledge of construction detailing, materials, and finishes Strong

interior design capability

, particularly in hospitality environments Ability to produce and review technical and shop drawings

2.Experience

Proven track record delivering

commercial interior fit-out projects

Experience in

restaurants, hotels, or hospitality developments

is a strong advantage Experience working with

franchise brand standards

is highly desirable Furniture design and custom fabrication experience is a plus

3.Knowledge

Strong understanding of

Bahrain municipal regulations and approval procedures

In-depth knowledge of

fire safety and Civil Defence requirements

for commercial spaces Familiarity with restaurant kitchen layouts, workflows, and BOH requirements

4.Professional Attributes

High level of ownership and accountability Strong client-facing and presentation skills Organized, detail-oriented, and solutions-driven Able to manage multiple concurrent projects Willingness to travel when required

Education & Qualifications

BSc or MSc

in

Architecture, Interior Design, Construction Management, or a related discipline

Degree must be from an

accredited institution

Relevant professional certifications or memberships are an advantage
