About the Role:

We are seeking an experienced

MEP Supervisor

to oversee all mechanical, electrical, and plumbing maintenance operations across our real estate portfolio. The ideal candidate will ensure the smooth functioning of building systems, lead maintenance teams, and maintain high standards of safety and efficiency.

Key Responsibilities:Mechanical Systems:

Supervise installation, maintenance, and repair of HVAC systems (chillers, AHUs, FCUs) Monitor air conditioning and ventilation systems across all properties Ensure optimal performance and energy efficiency of cooling systems Schedule preventive maintenance for mechanical equipment Troubleshoot mechanical breakdowns and coordinate repairs

Electrical Systems:

Oversee electrical installations, maintenance, and repairs Manage power distribution systems, transformers, and generators Supervise lighting systems, including common areas and emergency lighting Ensure compliance with electrical safety standards Handle electrical fault diagnosis and resolution Coordinate with DEWA/utility providers for power-related issues

Plumbing Systems:

Supervise water supply, drainage, and sewage systems Manage water tank cleaning and maintenance schedules Oversee pump rooms, water pumps, and pressure systems Handle leak detection and repair work Ensure proper functioning of fire fighting systems and sprinklers Coordinate plumbing repairs and emergency callouts

Team Management:

Lead and supervise MEP technicians and maintenance staff Assign daily tasks and monitor work completion Train team members on safety procedures and best practices Conduct performance evaluations and provide feedback Manage shift schedules and on-call rotations

Administrative Duties:

Maintain maintenance logs and service records Prepare inspection reports and compliance documentation Manage spare parts inventory and procurement Coordinate with contractors and vendors Ensure work permits and safety protocols are followed Prepare budget estimates for maintenance projects Respond to tenant complaints and maintenance requests

Safety & Compliance:

Ensure adherence to UAE health and safety regulations Conduct regular safety inspections Implement and maintain preventive maintenance programs Ensure compliance with building codes and standards Manage emergency response procedures

Required Qualifications:Education:

Diploma or Bachelor's degree in Mechanical, Electrical Engineering, or related field MEP certification or relevant technical qualifications

Experience:

Minimum 5-7 years of experience in MEP maintenance At least 3 years in a supervisory role Experience in real estate, facilities management, or property maintenance Proven track record in managing multi-building portfolios

Technical Skills:

Strong knowledge of HVAC systems, chillers, and air conditioning Expertise in electrical systems, power distribution, and generators Proficiency in plumbing systems, pumps, and water treatment Understanding of fire fighting and life safety systems Ability to read and interpret MEP drawings and schematics Knowledge of building automation systems (BMS)

Certifications (Preferred):

HVAC technician certification Electrical safety certification Plumbing license First Aid and Fire Safety training Valid UAE driving license
