Plan, organize and supervise maintenance and repairs performed by building staff. Responsible for maintaining and improving buildings to meet Binghatti standards.
Prepare daily, weekly and monthly work schedules based on the required standards of care and long-range plan. Administer the work order system for buildings. Ensure work orders are completed on schedule.
Responsible for buildings quality control. Inspects facilities and work areas to eliminate deficiencies and improve building facilities.
Responsible to upkeep all PPM and maintenance contracts for all assigned assets.
Continually evaluate the effectiveness of maintenance procedures and programs and makes changes to improve quality, efficiency and effectiveness.
Ensure compliance with safety, health and loss control policies and procedures
Inspect buildings for cleanliness. Make schedule adjustments to provide clean facilities during peak hours.
Prepare annual budget for building maintenance, repairs and capital improvements.
Prepare monthly facility management report of all buildings handled.
Responsible for requesting of supplies, equipment and services to Central Purchase.
Manage contracted maintenance, repairs and construction within the buildings.
Review employees work hours to verify accuracy and approves overtimes if any.
Respond to tenants' complaints and inquiries tactfully and in a timely manner.
Keep the Real Estate Manager adequately informed at all times.
Perform all job tasks within the rules and guidelines of the Authorities safety program.
Work as a Team Player with co-workers and in conjunction with other departments.
Provide a program of continuous in-service training for staff and conducts monthly formal staff meetings.
Recruit, interview, hire, train and evaluate Building Technician personnel.
Keep records of building inspections and repairs.
Coordinates Building improvements with the Project Manager.
Conducts surveys, research, technical investigations and writes reports.
Perform other work as assigned by the Line Manager
