Position Overview:

We are seeking an experienced

Lead Quantity Surveyor

to manage and oversee all commercial and cost-related aspects of interior fit-out projects in the UAE. The role involves cost planning, procurement support, contract administration, and financial control, while also providing guidance and mentorship to the quantity surveying team. The Lead Quantity Surveyor will work closely with Project Managers, Engineers, and senior management to ensure projects are delivered within budget and in compliance with contractual requirements.

Key Responsibilities:Cost Management & Commercial Control

Prepare, review, and manage project budgets, cost plans, and cash flow forecasts for interior fit-out projects. Monitor project costs, variations, and financial performance to ensure profitability. Evaluate and manage variations, change orders, and claims in accordance with contract terms. Prepare interim valuations, progress payments, and final accounts.

Measurement & Estimation

Lead the preparation and review of detailed BOQs, cost estimates, and tender documents. Conduct quantity take-offs for interior fit-out works including finishes, joinery, partitions, ceilings, and MEP coordination items. Review subcontractor quotations and provide commercial recommendations.

Procurement & Contract Administration

Support procurement processes including subcontractor selection, negotiations, and contract awards. Draft, review, and administer subcontract agreements in coordination with management. Ensure contractual compliance and manage commercial correspondence with clients and consultants.

Team Leadership & Guidance

Lead, mentor, and guide the quantity surveying team to ensure best practices and accuracy. Review the work of junior QS staff and provide technical and commercial guidance. Allocate tasks, monitor performance, and support professional development within the team.

Coordination & Reporting

Work closely with Project Managers, Engineers, and site teams to align cost control with project progress. Prepare monthly cost reports, financial summaries, and management reports. Attend commercial meetings with clients, consultants, and subcontractors as required.

Risk & Compliance

Identify commercial risks and propose mitigation strategies. Ensure compliance with UAE contract standards, company procedures, and project requirements. Maintain proper documentation for audits, claims, and dispute resolution if required.

Qualifications & Experience:

Bachelor's Degree in Quantity Surveying, Civil Engineering, or a related discipline. Minimum

3+ years of experience in interior fit-out projects within the UAE

. Strong knowledge of interior fit-out works, materials, and cost structures. Sound understanding of contracts commonly used in the UAE (e.g., FIDIC). Proficiency in MS Excel and quantity surveying software; familiarity with AutoCAD is an advantage. Strong leadership, negotiation, and analytical skills. Excellent communication and reporting abilities.
