The Head of Operations- Real Estate, is responsible for overseeing and directing all operational aspects of the company's real estate portfolio. This includes managing acquisitions, leasing, development, property management, compliance, and strategic planning to ensure portfolio optimization and business growth. The role demands a high level of leadership, operational efficiency, financial acumen, and a deep understanding of the real estate market.
Key Responsibilities:
Strategic & Operational Leadership-
Develop and implement the real estate strategy aligned with the company's growth objectives.
Manage all operational aspects of property acquisition, leasing, and management.
Set up scalable systems and processes from the ground up.
Property Acquisition & Leasing-
Identify, evaluate, and negotiate property acquisitions or rental agreements.
Oversee due diligence, feasibility studies, and financial modelling in compliance with UAE laws.
Build strong relationships with brokers, developers, landlords, and DLD-approved agents.
Compliance & Legal Framework-
Ensure full compliance with UAE real estate regulations (e.g., DLD, RERA, ADREC).
Manage documentation such as title deeds, Ejari registrations, Tawtheeq (in Abu Dhabi), tenancy contracts, and NOCs.
Oversee ownership registration, escrow arrangements, and legal approvals.
Property & Asset Management-
Oversee day-to-day property operations including tenant relations, maintenance, and facility management.
Set and track KPIs for occupancy, revenue, and operational efficiency.
Negotiate and manage service contracts and SLAs.
Development & Project Oversight-
Coordinate fit-outs, renovations, and new property developments with contractors and consultants.
Monitor budget, timeline, and regulatory compliance throughout all projects.
Team Building & Culture-
Recruit and lead a multidisciplinary team (property managers, leasing agents, legal advisors).
instill a culture of transparency, ownership, and innovation.
Qualifications:
12-15 years of experience in real estate operations within the UAE Market.
Strong knowledge of UAE property laws, including DLD, RERA, Free Zone, and Off-Plan regulations.
Proven experience in acquisitions, leasing, and operations of residential or commercial assets.
Excellent stakeholder and vendor management skills.
UAE driving license and familiarity with the UAE property market.
Bachelor's degree in Real Estate, Business, Law, or related field; RERA certification preferred.
Preferred Skills:
Experience with Ejari, Tawtheeq, Trakhees, and Title Deed systems.
Strong negotiation and project management abilities.
Fluency in English, Russian & Arabic is a plus.
