Responsible for overseeing the maintenance and repair of company accommodations, restaurants, and office facilities. Ensures that all building systems, including Mechanical, Electrical, Plumbing (MEP), civil works, air conditioning (AC), and equipment, are functioning efficiently.
Key Responsibilities
1. Manage daily maintenance operations in company accommodations, restaurants, and office spaces.
2. Oversee the maintenance and repair of MEP systems, civil works, AC, plumbing, and equipment.
3. Develop and implement preventive maintenance schedules for all systems and equipment.
4. Conduct regular inspections to identify and address potential issues proactively.
5. Diagnose and repair issues in MEP, AC, plumbing, civil works, and other equipment.
6. Ensure timely and effective response to maintenance requests and emergencies.
7. Ensure all maintenance activities comply with local building codes, safety regulations, and industry standards.
8. Manage the inventory of maintenance supplies, tools, and equipment.
9. Coordinate with suppliers to ensure the timely procurement of materials and parts.
10. Maintain accurate records of maintenance activities, including work performed, parts used, and time spent.
11. Prepare and submit regular maintenance reports to General Manager or Operations Manager.
12. Assist in preparing and managing the maintenance budget.
13. Monitor expenditures and ensure cost-effective use of resources.
14. Coordinate maintenance activities with other departments to minimize disruptions.
15. Ensure all maintenance work is performed to the highest quality standards.
16. Implement continuous improvement practices to enhance maintenance operations.
17. Ensure all activities comply with project specifications, standards, and timelines.
18. Conduct regular inspections of all ongoing work to ensure compliance with project specifications, quality standards, and regulatory requirements.
19. Identify and address any defects or issues promptly, implementing corrective measures as needed.
20. Enforce strict safety protocols and ensure a safe working environment for all.
21. Investigate and report any safety incidents, implementing necessary corrective actions.
22. Performs other duties assigned.
Qualification, Experience & Knowledge
High school diploma or equivalent; additional technical training or certification in facilities maintenance or related fields preferred.
7 to 10 years proven experience in facilities maintenance, with a strong background in MEP, civil works, AC, plumbing, and equipment maintenance.
Proven experience in a supervisory role.
Strong leadership and team management skills.
Excellent problem-solving and troubleshooting abilities.
Effective communication and interpersonal skills.
Proficiency in using maintenance management software and tools.
Knowledge of safety regulations and compliance standards.
Ability to perform physically demanding tasks, including lifting, climbing, and working in various environmental conditions.
Availability to respond to maintenance emergencies outside regular working hours.
Requires flexibility in working hours, including potential overtime and weekends.
