Job Description

1. Daily Operations & Maintenance

Oversee the daily operation, maintenance, and performance of all building systems --

MEP (Mechanical, Electrical, Plumbing)

, HVAC, fire pumps, chillers, BMS (Building Management System), elevators, etc.

? Ensure systems operate at optimal efficiency and are compliant with safety/regulatory standards.

? Conduct regular site inspections and troubleshooting to identify issues early.

2. Preventive & Corrective Maintenance

? Plan, schedule, and monitor

PPM (Planned Preventive Maintenance)

and reactive

maintenance activities according to schedules and SLAs/KPIs.

? Ensure proper execution and completion of corrective work orders and emergency

repairs.

3. Reporting & Documentation

? Prepare and submit daily/weekly/monthly reports, maintenance logs, incident records, and asset history.

? Maintain accurate documentation for compliance audits, inspections, and client requirements.

4. Contractor & Vendor Coordination

? Coordinate with service contractors, technicians, suppliers, and subcontractors to

execute maintenance tasks effectively.

? Review and approve risk assessments, method statements (RAMS), and contractor

safety plans.

5. Client & Stakeholder Liaison

? Act as a point of contact between FM operations, clients, tenants, and internal teams.

? Respond promptly to tenant complaints, enquiries, and service requests.

6. Inventory & Resource Management

? Manage maintenance materials, spare parts inventory, tools and equipment.

? Assign manpower and resources efficiently for both routine and emergency tasks.

7. Safety & Compliance Comprehensive list of FM Engineer (JIB) responsibilities & Site

details

? Ensure compliance with health, safety and environmental regulations, including fire and life safety systems.

? Participate in HSE (Health, Safety & Environment) planning, risk assessments and safety audits.

8. Technical Support & Troubleshooting

? Provide technical direction, support and supervision to onsite technicians and

engineers.

? Attend breakdowns, perform root cause analysis and ensure effective solutions.

9. Quotation & Budget Support

? Assist in preparing quotations, cost estimates, and budget inputs for maintenance and upgrade works.

? Monitor costs and support cost-control initiatives.

10. Team Leadership & Coordination

? Allocate work, monitor performance, and guide junior engineers and maintenance staff.

? Ensure continuity of service and cover for standby duties when required.

Pay: AED3,500.00 - AED4,000.00 per month
