This role is ideal for a finance leader with a proven track record in

. The Finance Controller will lead the company's financial governance, provide strategic direction, and ensure compliance with UAE financial and real estate regulations.

land acquisition negotiations

. This is a pivotal role focused on strengthening the company's financial position while supporting its ambitious expansion plans.
KEY RESPONSIBILITIES:
Oversee the full spectrum of financial operations, including accounting, reporting, budgeting, and financial controls.
Develop and maintain robust financial strategies to manage and optimize large capital investments and project cash flows.
Ensure strict compliance with
IFRS, UAE VAT
,
corporate tax laws, DLD, RERA
, and other applicable real estate regulations.
Lead financial due diligence and structuring of
joint ventures, development partnerships
, and
land acquisition deals
.
Partner with legal and commercial teams to assess and execute strategic investment opportunities.
Manage relationships with banks and financial institutions to secure funding and manage debt structures.
Monitor and report on financial performance, analyse variances, and provide insights for data-driven decisions.
Drive cost optimization and implement financial control systems that align with growth objectives.
Supervise internal and external audits, ensuring transparency and compliance.
Oversee treasury and liquidity planning for multi-phase property developments.
Provide financial leadership on all investment appraisals and feasibility studies.
Lead, mentor, and grow the finance team to ensure operational excellence.
Stay up to date with evolving regulations and market trends affecting real estate finance in the UAE.
JOB REQUIREMENTS:
Qualification:
CA, ACCA, qualified or part-qualified (Required).
Experience:
At least 10 years of progressive experience in finance and accounting.
Minimum of 5 years in a senior finance role within property development and real estate.
Proven experience with
DLD and RERA compliance
,
JV structuring
, and
land acquisition processes
.
Direct exposure to managing
high-value real estate investments
and
complex cash flow cycles
.
Technical Proficiency:
Strong command of financial modelling, budgeting, and investment analysis.
Skilled in ERP and accounting software (e.g., SAP, QuickBooks, Oracle).
Deep understanding of UAE regulatory frameworks for real estate finance.
Leadership & Soft Skills:
Strategic thinker with excellent problem-solving and decision-making skills.
Effective communicator with the ability to influence senior stakeholders.
