JOB SUMMARY:

Our client, an emerging private property developer based in Dubai is looking for an experienced

Finance Manager

with a minimum of 10 years of experience in real estate properties development.

The ideal candidate will be a strategic financial leader, responsible for

, and oversee the financial health of high-value real estate projects. The successful candidate will demonstrate the ability to navigate complex financial structures, manage large-scale budgets, and deliver insightful financial reports that inform key business decisions.

KEY RESPONSIBILITIES:

Develop and implement long-term financial strategies to drive growth and expansion in property development and brokerage operations. Oversee budgeting, forecasting, and financial modeling to ensure effective financial planning. Analyze financial performance, identify risks and opportunities, and provide actionable insights to senior management. Ensure compliance with IFRS, UAE VAT regulations, and local financial laws. Manage internal and external audits, ensuring full regulatory compliance and transparency. Monitor cash flow to maintain liquidity for property acquisitions, project financing, and operations. Develop investment strategies to optimize capital allocation and asset management. Cultivate banking relationships and oversee loan structuring, financing, and treasury operations. Implement cost-saving measures and financial controls to improve operational efficiency. Mitigate financial risks in real estate transactions and property development. Lead the finance department, driving performance and operational excellence. Ensure compliance with UAE VAT, corporate tax laws, and real estate regulations. Stay updated on regulatory changes affecting real estate investments and property development.

JOB REQUIREMENTS:

Qualification:

Master's degree in Finance, Accounting, or a related field.

Certifications:

CA, CPA, ACCA, CMA qualified or part-qualified (Required).

Experience:

Minimum 10+ years in finance and accounting, with at least 5 years in a senior leadership role within the property development and real estate industry.

Skills & Expertise:

Advanced financial modeling, forecasting, and real estate investment analysis. Proficient in accounting software (e.g., SAP, QuickBooks, or similar ERP systems). In-depth understanding of UAE tax laws, VAT regulations, and real estate financial compliance. Strong leadership, decision-making, and problem-solving abilities. Excellent communication and stakeholder management skills. Ability to work in a fast-paced environment and manage multiple financial projects.
