The Facility Manager - Civil (CAFM) is responsible for overseeing all civil maintenance, repair, and infrastructure activities within the facility while ensuring operational efficiency through the effective use of the
Computer-Aided Facility Management (CAFM)
system. The role focuses on maintaining building integrity, optimizing maintenance schedules, and ensuring compliance with safety and quality standards.
Key Responsibilities:
1. Civil Maintenance & Operations
Manage and supervise all civil maintenance works, including structural, masonry, carpentry, concrete, waterproofing, and painting activities.
Conduct routine site inspections to identify maintenance requirements and implement preventive measures.
Plan and execute preventive and corrective maintenance through CAFM.
Ensure timely completion of maintenance tasks with adherence to service-level agreements (SLAs).
Utilize CAFM software to plan, monitor, and control all maintenance operations.
Generate and review maintenance work orders, schedules, and reports within the CAFM platform.
Maintain accurate asset data, preventive maintenance checklists, and service records in the system.
Analyze CAFM data to identify recurring issues, trends, and performance metrics for improvement.
Supervise a team of civil supervisors, technicians, and helpers, ensuring high performance and discipline.
Coordinate and manage external contractors and service providers for specialized works.
Review and approve work completion reports, timesheets, and contractor invoices.
Prepare budgets and cost estimates for civil maintenance and small projects.
Control expenses through effective material and manpower planning.
Evaluate material requisitions and ensure the use of approved and quality materials.
Ensure all civil activities comply with company policies, QHSE standards, and statutory regulations.
Conduct toolbox talks and safety awareness sessions for the team.
Maintain records of inspections, safety audits, and compliance documents.
Prepare daily, weekly, and monthly maintenance reports through CAFM.
Provide performance summaries, cost analysis, and recommendations to management.
Communicate effectively with clients, subcontractors, and internal departments.
Qualifications & Experience:
Bachelor's Degree / Diploma in Civil Engineering or equivalent.
Minimum
15 years of experience
in facilities or building maintenance, with at least 3 years in a managerial/supervisory role.
Solid understanding of civil maintenance procedures, building systems, and asset management.
Excellent leadership, communication, and analytical skills.
Proficient in MS Office and report generation.
