Job Description

Key Responsibilities:

Oversee daily maintenance and technical operations within residential communities and villa compounds. Inspect, monitor, and maintain all MEP, civil, and infrastructure systems including HVAC, plumbing, electrical, fire safety, drainage, irrigation, and BMS. Utilize construction knowledge to assess structural integrity, manage fit-outs, resolve defects, and oversee minor construction/modification works. Supervise and coordinate with service providers and contractors to ensure high-quality service delivery and timely resolution of issues. Manage defect liability period (DLP) issues in coordination with construction teams and ensure smooth handover of units and common areas. Prepare and implement preventive and corrective maintenance plans using CAFM or relevant software. Conduct regular site inspections of common areas (parks, pools, roads, clubhouses) and initiate maintenance where required. Ensure all works comply with UAE regulations, civil defense codes, and community guidelines. Respond to resident complaints and service requests, ensuring professional and timely resolutions. Maintain documentation of all technical activities, including inspection reports, warranties, and compliance certificates. Support community management teams during new handovers, snagging, audits, and special projects. Identify opportunities to improve operational efficiency and enhance community satisfaction.

Pay: AED10,000.00 - AED11,000.00 per month
