Job Purpose
To lead, manage, and motivate a team of multi-skilled maintenance technicians. The Engineering Team Leader will be responsible for the planned and reactive maintenance of building services within a designated portfolio, ensuring the highest standards of safety, compliance, and efficiency are consistently met.
Key Responsibilities
1. Team Leadership & Management:

• Lead, supervise, and schedule a team of maintenance technicians.
• Conduct regular team meetings, toolbox talks, and performance reviews.
• Identify training needs and facilitate the skill development of team members.
• Foster a culture of safety, quality, and continuous improvement.

2. Maintenance Operations:

• Oversee and execute the planned preventive maintenance (PPM) and reactive maintenance schedules for all engineering systems, including:
• MEP (Mechanical, Electrical, and Plumbing) systems.
• HVAC Systems, with specialized expertise in VRF (Variable Refrigerant Flow) systems.
• Elevator/Lift systems (coordination with specialized vendors is key).
• CCTV and other basic security systems.
• Conduct regular site inspections to ensure all equipment is functioning optimally and to identify potential issues before they arise.
• Respond promptly to emergency breakdowns and system faults, ensuring minimal downtime.

3. Compliance & Safety:

• Ensure all maintenance activities comply with UAE regulatory standards, health and safety policies, and environmental guidelines.
• Maintain accurate records of all maintenance work, equipment logs, and compliance certificates.
• Implement and enforce safe systems of work, including Permits-to-Work (PTW), risk assessments, and method statements.

4. Client & Stakeholder Management:

• Act as the primary technical point of contact for the client on-site for day-to-day operations.
• Prepare and present regular performance reports on maintenance activities, KPIs, and service level agreement (SLA) adherence.
• Manage relationships with external vendors and contractors, ensuring their work meets our quality and safety standards.

5. Administrative & Technical:

• Utilize CAFM (Computer-Aided Facilities Management) platforms to manage work orders, asset data, and inventory.
• Manage spare parts inventory and raise purchase requests for necessary materials.
• Assist in the preparation of technical reports and root cause analysis for major equipment failures.

Qualifications & Experience

• Essential:
• A minimum of 5 years of experience in engineering maintenance within the UAE.
• Proven experience in a supervisory or team leader role.
• Strong hands-on technical knowledge and experience maintaining MEP, HVAC (VRF essential), Elevators, and CCTV systems.
• A relevant engineering degree or diploma (Mechanical, Electrical, or Electro-Mechanical).
• Advantageous:
• Valid UAE Driving License is mandatory.
• Proven experience working with CAFM or other computerized maintenance management systems.
• Excellent problem-solving and fault-finding skills.
• Strong communication skills in English (both written and verbal). Arabic is a plus.
